Oban lends itself to a breeding/fattening operation with an estimated carrying capacity of 260-280 cows or equivalent. The main feature of the property is excellent soils with the cultivation area also lending itself to cash cropping to which the Yallaroi area is highly regarded.

Country: Generally gently undulating with one low grazing hill on the southern side of the property. Soils are mostly black to chocolate basalt soils with some lighter quality scrub.

Timber consists of myall, white box, apple, broad-leaf ironbark, with areas of pine and wattle regrowth.

Cultivation: Over 500 acres of excellent soft, friable black basalt soils which is currently being used for winter and summer forage crops.

Water: A bore equipped with a submersible pump supplies 5 x 5000 gal and 3 x 1,000 gal tanks to 14 concrete troughs.

Fencing: Boundary is plain and barbed wire, being subdivided into 6 main paddocks.
