What would you say is a good investment property?
Is it a property that’s close to amenities? The major shopping centre for example, one that has over 230 retail stores with an array of food/take away options plus non stop entertainment like a fun night at the movies?
Will it pass as a good investment property if it were just as close to the train and or bus station?
Is a good investment property having 2 spacious bedrooms and would a good investment property have a functional floor plan where it has an open living space and a simple separation of rooms to common areas? It could also be a property with a balcony! Your very own balcony for doing balcony related tasks and all balcony purposes!
Surely being a measly 2 minute drive to the hospital makes it a good investment property. Speaking of driving!!?? if it were 4 minutes drive to the primary school? 4 minute drive to the Mosque or other places of worship. If it were just a short drive to the M4, M7 and M2 motorways; then will it be classified as a good investment property?
Is it a property in a secure and safe area? Perhaps one with a security intercom or better yet, a stone’s throw away from a Police Station and not just any standard old station but a Police Area Command (PAC or in other words; A very BIG cop shop)?
Would a good investment property have plush carpet through-out the unit? I bet a good investment property would have ample storage and cabinetry in it’s sturdy original kitchen equipped with an electrical stove and oven.
I would wager that some investors wouldn’t label a property a ‘good investment’ if it lacked a bathtub in the bathroom as its namesake clearly states ‘Bath’ room. For what would be a bathroom without a bathtub to take a bath in?
Oh and does having your own lock up garage make your property a good investment? That is literally more square metres of floor space making a larger total.
Would it be a property with an existing tenant who wants to stay and has an unblemished rental history?
Is it having a property that is loyal to the original design that you can either preserve or live out your very own ‘The Block’ and completely renovate to your heart’s content?
Perhaps you’re a Warren Buffett simply adding to your portfolio with no emotional connections viewing this a transaction with positive ROI.
Is a good investment property one that’s passed your rigorous prequalification only then to enter another round of your meticulous and dare I say, ‘over the top’ assessment criteria in order to be shortlisted? A property that can only have final consideration by a unanimous win from a voting ballot system open to your immediate and nuclear family, your friends, colleagues and acquaintances?
Is a good investment property one that you purchased at a realistic and at the current market price?
