This large property on 27,450m2 has a massive house, big shed, swimming pool and much more.
Initially this property was just over 40,000 m2, and after the Logan City Council resumed part of it for road improvement, the land is now on 2.745ha, with access via School Road.
For any future development such as subdivision etc, the council has made provision of a road access from the back, via Chambers Flat road. Though part of the property is affected by flooding, we can still have around 12 lots with the condition that the back property (the back neighbour) being subdivided as the road access to this future subdivision will have to come from the back future subdivision, with road access already implemented by the Logan Council.
We have tried many different subdivisions possibilities recently, from 24 lots and above, but finally the great chance of success by respecting the hypothetical flooding line was around 12 lots. From the last drawings as presented informatively to the council, we managed to have a total of 12 lots, that are 7 lots of over 500m2 each and large 5 lots of 3,000m2 to 4,000m2+ each. These large five acreage blocks will have a building envelope where the house must be built on the driest part of the land, that has never been flooded. See drawings attached.
In order to have access from the back as per road designed by council, the back property must be subdivided first. Unfortunately we do not know when this will happen, though you can see that ALL trees on back property have already been cleared…
In the meantime, enjoy living on an acreage property with horses, chicken and your veggie garden, and why not some goats to keep the grass perfectly trimmed all year long. Remember, there is abundant water for farming, and the property is fully fenced.
Buying 66-74 School Road is like sitting on a small gold mine. When development will be possible via back neighbour’s development, bingo.

For info: After reducing the amount of lands for potential subdivision to 12 lots as described above, and by respecting the hypothetical flooding line of the flooding map, here is what the Logan City Council replied:
“Advice on the attached is consistent with advice provided in the prelodgement minutes. We are unable to provide definitive advice without dimensioned plans of development. The provided configuration is subject to road design requirements and hydraulic assessment. The provided lots will need to demonstrate building envelope pads which are able accomodate future development with required floor level for habitable space located outside of the high flood risk area” END OF QUOTE.
