This is the SDA Disability Housing Opportunity = NDIS – $22 Billion has been allocated for this housing – annually funded by the Govt to all states of Australia

There is an additional cost to the sourcing of, and the placement of the participants in your dwelling. This is not all Govt funded, and sometimes the participants cannot afford to pay this. The income has been calculated using the appropriate calculator supplied by NDIS. The incomes change depending on type and size of dwelling, the number of participants, the Care levels required by those participants. This is the maximum income for this care category and number of participants or tenants. Do not assume that this will be the final income.

Leases and Management: The initial leases are usually 6 months to 12 months and then may be an extended amount of time. These people with disability like to reside in their “forever home” and if they are happy with their home they will stay for long periods of time. Management must be undertaken by a special licensed Management Company to NDIS Managements. Please request details for this. The Care Providers may charge a Registration/Management Agreement fee (we have allowed $5,000 plus gst, and they may charge for the sourcing and placement of each partoicipant (tenant) and this could be $6000 plus gst for each tenant
Add to this a furniture package of $10,000 and upgrades of $5000 –
these expenses may not be applicable – but we want you to be aware of the maximum potential expenses you could incur before your property is fully tenanted and you earn income!
