An outstanding opportunity to purchase a large and one of the most modern dairies in NSW.
Long held by the Drury family for many years the current custodians have added to the original farm with several planned purchases over many years.

Now one of the larger holdings in the Manning area, and only 20 minutes to Taree or beaches at Harrington, the 304 hectares is totally useable. In fact approximately 224 hectares are flat and have double frontage to the Lansdowne river for over 3 kilometres.

Soil types vary from alluvial riverflat to red clay loams all pasture improved and highly suitable for ryegrass pastures and dairy cattle.

The predominant pasture is kikuyu with oats, rye, chicory and clover planted for the winter, spring months.

Water is from the Lansdowne River with 2 irrigation licenses totalling 266 megalitres.

There is also a large turkey nest dam of 45 megalitres.

What makes this dairy so modern, and unique, is that all milking is now done by 6 DeLaval Robots under a large shed with everything run by electronic cow tags and a central computer.

A 45 kilowatt solar system feeds into the power grid as the robots operate 24/7. Cows enter the robots as they please receiving a predetermined amount of grain mix. Drafting gates make sure the cows enter and leave the right way and there is also a feed station for extra feed if required.

Cows can either exit to the paddock or the covered concrete feedpad and built for 400 cows.

Grain is stored and in 3 40t silos and milled on site to several smaller silos for the finished mix.

Milk is automatically pumped from the robots to a 10,000 litre refrigerated vat and some cows are designated for calf milk and the robots automatically separate this milk.

Within the dairy complex there are 2 offices, one with staff amenities and bath have computers for control of the robots and record keeping.

Other improvements include 4 homes and several sheds.

All livestock are held on the 304 hectares from calves to dry cows and milkers.

Current area just for milkers is 100 hectares however this could easily be increased.

There is a very real potential to increase milkers numbers to 600.

This represents a great opportunity for a corporate investor with an intent in dairy.

Investors should note this farm is one of 7 dairy farms supplying the ‘Farmers Own’ milk to NSW with a secure and direct contract with Woolworths.

Having robots makes it easier to attract good managers and offer more flexible working hours.

The farm is being offered on a walk in and walk out basis with all machinery and livestock included in the sale.
