Income quoted:
The income has been calculated using the appropriate calculator supplied by NDIS. The incomes change depending on type and size of dwelling, the number of participants, the Care levels required by those participants. This is the maximum income for this care category andnumber of participants or tenants. We cannot accurately calculate your income as this depends on the income allocated to each tenant within the Care level of Improved Liveability. This will be calculated accurately by the care Provider engaged who has sourced the tenants.
Leases and Management: The initial leases are usually 6 months to 12 months and then may be an extended amount of time. These people with disability like to reside in their “forever home” and if they are happy with their home they will stay for long periods of time. Management must be undertaken by a special licensed Management Company to NDIS Managements. Please request details for this. The Care Providers may charge a Registration/Management Agreement fee (we have allowed $5,000 plus gst, and they may charge for the sourcing and placement of each partoicipant (tenant) we have included $6000 plus gst for each. Refer to our schedule of total costs for this.
Add to this a furniture package of $15,000 and upgrades of $5000 – these expenses may not be applicable – but we want you to be aware of the maximum potential expenses you could incur before your property is fully tenanted and you earn income!

Rental Income Estimation:
IMPROVED LIVEABILITY x 3 participants + 24HR OOA = Gross $82,600 (calculated in accordance with the current income levels provided by SDA)
Gross income return: 14.2% (calculated on the contract pricing for house and land only)
Net Income(after management and associated property expenses) = 11.2% yield
OR (calculated on the contract pricing of house and land plus the additional potential costs as detailed in our schedule: 13.3% gross with net income return of 10.5% gross

Specialised equipment may need to be installed and provided, however there is a rebate available paid back to you by the Govt for this type of equipment. This is managed by the Care Provider and is not managed by ourselves.
