- Are there any entry fees when purchasing a home within Bridge Street Resort?
::: No there are no entry fees. When you purchase your home within Bridge Street Resort, you do not have to pay any fees. The purchase price is exactly that. The savings you can rely on are:
::: No conveyancing costs at all
::: No stamp duty payable
::: No legal fees associated with purchasing or selling
::: No adjustments for Council Rates
::: No hidden expenses at all

- How does owning a home work, within Bridge Street Resort?
::: When you purchase a home within Bridge Street Resort, you own your home outright. As we have discussed earlier there are no fees attached to purchase. Once you have finalised your purchase, you rent the land under your home from Bridge Street RLLC Pty Ltd for $190.00 per week This rent is called a site fee (we will elaborate further under the next question) and is payable on the first day of each month. As you own your home entirely, any capital growth the property gains, belongs to the home owner. Each home within Bridge Street Resort has been assigned a serial number known as a Mobile Home Number. This information along with home ownership is lodged within our office and a home ownership certificate (detailing the date of purchase, home-owners’ names, MHN and company seal to authorise) will be issued upon settlement. It really makes owning your own home quite easy.

- What are the ongoing fees?
::: During the ownership of your home within Bridge Street Resort, there are two on-going fees payable.
:::::: Site fee: This fee of $190 per week replaces your Council Rates and this payment is for renting our land under your home. As a result of this rent, you can claim rental assistance through your pension payment. This means you will gain a rebate of almost half of the site fees payable on your home, paid back to you through your pension.
:::::: Water Rates: Each home within Bridge Street Resort is metered and the water invoices are issued every May and November annually.

- Can I make home improvements to my home?
::: Yes you can. Home owners within Bridge Street Resort are able to make home improvements and complete renovations with the following restrictions;
:::::: All changes to a home and renovation plans, must meet the current Toowoomba Regional Council Approval before any work is commenced.
:::::: Any Home Improvements carried out within Bridge Street Resort must look streamline within the resort look and colour schemes.
:::::: Any Additions to a home must remain within the allocated allotment attached to the home.
:::::: You simply fill out an application form with the office and as long as it meets the above guidelines, approval will be given or we can discuss an alternative solution.

- How can I apply for rent assistance?
::: Upon settlement of your home within Bridge Street Resort, you will have a copy of the site agreement signed by all parties. A copy will need to be lodged with Centrelink where they will pay your rental assistance in with your fortnightly pension. For further information and the amount, you can claim, you should contact Centrelink direct. The maximum fortnightly Rental assistance amount is currently around $156 (please check with Centrelink for actual rate).

- When I sell my home, what fees are payable?
::: A standard real estate commission applies. All settlements are processed within the Bridge Street Resort office, this is why there is no conveyancing costs to resell.
