The Woodbridge celebrates two centuries of Tasmanian history in one of Australia’s oldest historic houses.

It is a rare occasion that a residence with such history and charm becomes available for sale with the added advantage of a business included.

Reimagined as an intimate private hotel, The Woodbridge has been described as “less a hotel and more like being given the keys to a friend’s country mansion”.

Steeped in stories and defined by gracious hospitality and modern comfort, it quietly continues to benchmark standards while adapting to modern travel preferences.

The Woodbridge underwent a remarkable complete renovation in 2006 and has been offered to guests as one of Tasmania’s premier 5 star boutique hotel destinations.

This majestic and expansive historic Colonial Georgian building of 1,000sqm was originally a private residence, convict built in 1825 for Captain Roadknight for the princely sum of 1,000 pounds. The property commands breathtaking views over the Derwent River and has a private waterfront for guests to enjoy.

The Woodbridge welcomes you into a charming entry hall and leads to a number of beautifully appointed reception rooms, including a reading room, formal and informal sitting rooms, complete with fireplaces and substantial dining areas. There are 9 deluxe suites and bedrooms, all with stunning views over the Derwent river and nearby mountains.

All rooms have been sympathetically restored to the Georgian elegance you would expect of a country manor, being styled and presented immaculately. Many features that have been lovingly restored include 13 original functional open fire places with cedar fire surrounds and extensive cedar joinery and 6 panel doors, Doric columns and original multi-paned windows of ‘float’ glass. There is even an original convict lock up that has been cleverly converted to a dramatic wine cellar.

Step outside and you are transported to an alfresco area to sit and enjoy overlooking the gardens to the river. The 3 story ‘Pavilion’ dining building stands separate to the main building featuring two floors and expansive river views. This seats 40 guests and is currently for the exclusive use of Woodbridge guests, but could be utilised to expand the restaurant to cater for the public without impacting on guests at all.

The renovation of the property has been extensive, including complete rewiring, with the installation of an alarm system, heating and cooling for guest comfort and double glazed windows for climate control. All this is serviced by all town amenities.

The property could be used as a home for a complete lifestyle change and/or incorporate the business on your doorstep, the choice is yours. This takes ‘working from home’ to a whole new level. This property has much room for expansion as it has been run part time around the travel of the current owners. There is currently no winter trade as the property is closed for 4 months per year which offers huge upside to the investor willing to spend the time to expand this existing luxury market further.

There is an opportunity to create an additional self contained cottage within one of the spaces for a potential managers residence or an additional accomodation. The restaurant is currently not open to the public and this could generate much additional income while remaining separate to the main house and accomodation for privacy. The day spa area is not currently utilised for use outside of guests and opening to the public can generate additional business income with a separate entrance available also, to avoid disturbing guests.

The Woodbridge is perfectly positioned to build on the strong national and international tourism market as the area continues to grow and prosper being only a short 30 minute short drive Hobart and with many attractions close-by including:

Salmon Ponds heritage hatchery and gardens
Local wineries and distilleries
Maydena Bike Park, historic townships and hamlets,
South West Wilderness
Russell Falls and Mt Field National Park.
