The Flinders Island Cabin Park & Car Hire is a lifestyle business located in one of the few remaining pristine areas of Australia that is easily accessed from Tasmania and Victoria. Showing strong continued growth over a number of years the park is still yet to reach its full potential. The business is currently run by a husband and wife team with 2 casual employees. The seasonal nature of this business allows a holiday period for owners to take a break during the off season.
Flinders Island Cabin Park & Car hire has a 3.5 AADRS rating and is the only T-QUAL endorsed accommodation on Flinders Island.
The Cabin Park provides quality accommodation and car hire and also manages holiday packages that include campervan, kayak and bicycle hire.
The Cabin Park is located 4 kilometres from the main township of Whitemark and only 300 metres to the main airport. Flinders Island is the largest of the Bass Strait Islands and is approximately 90 kilometres long and 40 kilometres wide. It is situated between Tasmania and Victoria on the eastern side of Bass Strait. There are daily flights to the island from Essendon and Launceston and a weekly boat service from Bridport.
The Cabin Park is set out on 2.5 acres of landscaped grounds which feature gardens that provide a peaceful & quiet atmosphere for guests to relax in and enjoy the spectacular views across to Mt Strzelecki.
Accommodation in the park is comprised of 8 purpose built solid block fully self contained 1 & 2 bedroom cabins each with its own bathroom or en suite.
All cabins are equipped with LCD TV with built in DVD player, electric wall mounted heating and full cooking facilities. All cabins have outdoor settings and either their own BBQ or access to the communal BBQ.
To cater for the diverse range of travellers to Flinders Island we have put together the largest range of vehicles available for hire on the island. The fleet is made up of small, medium and large cars, utes and AWDs. During the main tourist season (December to May) we run 15 hire vehicles, this number is reduced to 6 or 8 during the off season. As well as tourists we have a number of corporate visitors to the island that rent our vehicles on a regular basis.
Over the past 4 years extensive renovations have been undertaken including interior and exterior painting, refurbishing with appliance, linen, curtain and furniture upgrades to all cabins. The addition of a new office/shop adjoining the residence provides both a reception area for guests as well as displays and sales of local art & craft, wine & beer, soft drinks, maps, walking guides, souvenirs and pre packaged foods and snacks.
There is a 2 bedroom Owners Residence with large lounge room and large kitchen, which leads out to a fully enclosed private courtyard. The backyard is fully fenced with a large veggie garden, fruit trees and clothesline. The back verandah houses the commercial washing machine, clothes drier and storage cupboards.
Other buildings on the site include linen store, 2nd furniture store, amenities block and laundry with a coin operated washing machine. The workshop is split into 2 areas, the first is set out for the cleaning and servicing of the hire vehicles. This area is 3 bay with benches and storage for the tools and products for the cars. The other section of the workshop is used primarily for storage and as a work area. Large enough to accommodate 3 vehicles this area provides an ideal work area and storage area for the mowers and gardening equipment. A separate storeroom adjoins this section of the workshop.
Currently, the Cabin Park and Car hire business is successfully and easily operated by a husband and wife team, with support from casual staff. However, to capture the full potential that this business has to offer two couples or an extended family could create an extremely profitable and ideal lifestyle business.
With all of the refurbishments and extensions completed the Park is ready for new owners to simply walk in and operate. For anyone looking to take the business to even greater potential there is adequate room for expansion especially in the food and tour areas.
