Situated right in the hamlet of Rocky Gully, in the heart of the Great Southern winery district, you have lots of choices of where to go if you feel like a drive. Its just over an hour to the Stirling Ranges, the Porongurups, Albany, Denmark, or Manjimup. 40 minutes to Mount Barker or 12 minutes to Frankland River.
Its been our little holiday retreat for the past 10 years and it comes fully furnished, with all you need for a great holiday or permanent home. Includes furniture, bedding, linen, fridge, upright gas stove, microwave oven, HDTV, DVD player, crockery, cutlery, cooking utensils, small appliances, even games to play!
Excellent Telstra mobile coverage (and internet by tethering to your phone). There is a small garden shed, including some garden tools and there are two rainwater tanks. Its not on scheme water but could be connected by negotiation with the Water Corporation. New instantaneous gas hot water system. Two septic tanks and 12 metres of double leach drains ensure youll never have a sewerage problem.
The local shop & Post Office has recently been taken over by a new owner and is being developed to include a caf and liquor store. Primary school is located in nearby Frankland River and theres a school bus. High School is in Mount Barker just over half an hour away.
House is situated on a 900 sq. metre treed block on Muir Highway, surrounded by crown land, so you get the advantage of extra space around you. Views across the highway are beautiful natural bush.
