The lettable area of the restaurant space is approximately 180m2 plus a large viewing deck with stunning panoramic views opening to the cool climate gardens natural beauty and diverse native flora. Visitors to the restaurant may range from casual day visitors to the Botanic Gardens to regular seasonal guests and locals.

In addition to the restaurant, the Royal Botanic Gardens and Domain Trust is looking to Offer to Lease the nearby kiosk. It is 36m2 and offers 40+ undercover external seating. It is particularly suitable for operators who are also able to offer quick refreshments and snacks for the curious Botanic Gardens explorer.
Please note, both Assets can be leased to the one (1) operator or can be leased separately.
All EOIs will be initially evaluated against certain selection criteria. EOIs from experienced restaurant and/or caf owners and operators with a positive financial history and current Australian Business Number/Australian Company Number are welcomed. As the successful tenderer will be leasing Crown Land, all EOI applicants and their directors/shareholders must be legally able to hold land and will be subject to an ASIC check.
The successful tenderer must hold, or be capable of holding, a liquor license.
The Royal Botanic Gardens and Domain Trust is ideally looking for EOIs with a lease term of up to 10 years dependent upon the Criteria being met.
Interested parties do not need to make an appointment. The Blue Mountains Botanic Gardens, Mount Tomah is free to visit.
