Smoking – The tenants understand that smoking is not permitted inside the premises and will ensure that any guests to the property understand this also.

Walls – The tenants agree NOT to use blue tac or similar substance or any sticking devices on any of the walls at the property. The tenants also agree not to install picture hooks on any of the walls at the property without the express permission and consent from the owners.

Pest Control – The tenant agrees to keep the premises free from pests and vermin. The tenant/s also agree that they must have a cockroach and silverfish treatment completed at the conclusion of the tenancy, the tenant/s must provide a copy of the receipt to the agent outlining the chemicals used for the treatment.

Carpet Cleaning – The tenant/s agree to have the carpets cleaned at the conclusion of the tenancy and they must provide the agent with a copy of the invoice/receipt to confirm this has been done.

Electric Hot Water System – The Tenant/s agree to top up the Electric Hot Water System when they move in and every 3 months during the tenancy as per instruction sheet provided in tenancy pack.

Smoke Alarms – As required by Law, Tenant/s agree to:- test and clean each smoke alarm in the property at least once every 12 months; replace each battery that is flat or is almost flat; advise Agent if smoke alarm is not working (other than because the battery is flat); not to remove smoke alarm/s; not to remove battery from smoke alarm/s other than to replace it; and not to do anything to reduce the effectiveness of the smoke alarm (eg. Paint it).

Water – Tenants are responsible for all water used at the property.
