Items on the mezzanine level in the shed are not to be removed or used and remain the property of the owners, as discussed with tenants. This area is for use by the owners only.

All furniture must be placed on felt, carpet or specific floor protectors. It is not advisable that shoes be worn on the timber floors, especially heels or boots. Furniture, especially fridges, is not to be slid across the timber or slate floors.

The house is not on town sewerage and runs on a grey water system. Sanitary products, nappies and other items large or small cannot be flushed down the toilets, showers or sinks. Tenants must also be aware that food, oils, hair etc can also block the drains and this will need to be fixed at tenant’s expense. Regular use of Draino type products and sink strainers can assist in keeping pipes clear.

The fish tank and contents including accessories and fish remain the property of the owners. General maintenance is required and some food and chemicals are supplied. If tank, pumps, lights or accessories cease working they will not be replaced by the owner.

All furniture and/or electrical appliances that are listed on the inventory or left on the property remain the property of the owners and if they are damaged, lost or cease working will not be replaced by the owners. General ware and tear on these items is accepted but where willful damage has occurred repair and/or replacement will be at the cost of the tenants.
