Attachment A: Special conditions

A. FOR SALE
The tenant/s acknowledge/s that the property is listed on the market for sale with our office, any lease term would be negotiated on application.

B. PEST BARRIER
The tenant/s acknowledge/s advice from the agent and/or lessor that a non-toxic chemical insulation barrier against pests (hence pest barrier) has been installed around the entire perimeter of the house, immediately adjacent to it, updated annually. The tenant acknowledges that the agent or lessor has demonstrated the location and purpose of the pest barrier, as at the date and time of signing the lease; or that the parties have agreed to a demonstration within the first week of this lease.

To preserve the pest barrier, the tenant/s agree/s:
1.That nothing is to be stored against the house, or under the house.
2.That nothing can be allowed to become an arc by which termites cross the pest barrier, and enter any part of the house.
3.That any unusual mud buildups or mud tracks around the house must be reported to the agent within three days of their discovery.
4.That the weep holes and vents in the external brickwork will be kept unblocked and visible at all times.
5.That the verandahs on the property will not be hosed at any time; and will be swept dry in the event of rain.
6.That no wood, firewood or kindling, or any potential termite host, will be stored in the garage or in any part of the house.
7.That nothing will be entered into the garage or any part of the house, including the verandahs, which may breach the pest barrier. This includes plants of any description. No pot plants are to be placed against the house or in the house.
8.To maintain all ground-accessible vegetation around six inches from the external walls of the house. This will be done carefully, and in such a way as to preserve both the pest barrier and the garden.
9.To notify the agent if any large tree or growth comes within six inches of the house, in order that the owner can arrange for it to be promptly pruned.
10.That, if termite activity is discovered, not to disturb it, but report it within five days to the agent so that treatment can be promptly arranged.
11.That, apart from the ground-accessible vegetation cited in point 8 (above), nothing in any part of the gardens is to be pruned or cut, other than in a life-threatening emergency or after written permission from the owners.
12.Not to store equipment, boxes or rubbish (apart from binned) on the property, as it degrades it and provides a potential home for pests and vermin.
13.To notify the agent promptly in the event of any request to prune vegetation on the property from Energex, Council, or any other person or organisation; and not to give any authority for such work.
14.That the owner will organise pruning for mature trees on the property, by mutual agreement on an annual basis, and/or as required.

C. GENERAL

1.Garbage bins are to be kept in one place only: to the left of the garage at the top of the Western path (seen from the front gates). They are to be put out for service only in Mellumview Drive, where Council expects them.
2.Cars, motor bikes, boats and vans are only to be parked in the designated areas, and not on nature strips, the front or other lawn areas.
3.The tenant/s agree to ensure that the entire property remains a smoke-free zone.
