Hey. We have a decent sized double bedroom available for rent basically right away in a townhouse in Dynnyrne (at the bottom of Waterworks Road). We are looking for a 20 to 30 year old, preferably non-smoker, to share with two others, both guys aged 27 who are just about to move in as well.

The Place:
It’s an open and light three-bedroom, two level townhouse type place. There is parking for about 5 cars underneath, with stairs up to the first floor on which there is a large living area and kitchen. Kitchen has all the usual stuff with enough fridges for all your drinking needs, living area has dining table and chairs, loungey bit, TV with Foxtel to be installed soon. Upstairs there are the three bedrooms (one with ensuite, not yours I’m afraid), the main bathroom, separate WC, and a separate laundry.

The Room:
Is a double but slightly smaller than the others, but this is obviously reflected in the rent. It is unfurnished too so you’ll need to fix that up, but it does have a built-in wardrobe.

The Housemates:
Are Tim and Joe, known each other since school, Tim just bought the place. Tim works in sports administration, Joe works for the government. Both watch a lot of sport, Joe goes fishing, Tim plays a bit of golf. Both are passionate about beers and are out most weekends. As noted we’ve known each other a long time so would be keen on a new person that is as relaxed about things and keen for a beverage every now and then. Place will be kept looking fairly sharp so would hope anyone new would help out in that regard too.

The Location:
It is in Dynnyrne at the bottom of Waterworks Road (one of the blue places) so takes about 10-15 into Sandy Bay and 25-30mins walk into Town/Salamanca depending on how much you drag your feet, and is pretty convenient for uni too – about 15 minutes stroll I reckon.

The Financials:
The room is smaller than the other two so the rent reflects this at $130 per week, payable fortnightly by direct debit in advance. You would need to pay a deposit of 4 weeks too ($520). Bills will all be split equally between the three but given we haven’t moved in yet either it is difficult to say what they’ll be for sure – will include Foxtel, internet, gas, electricity, water etc. You’ll be living with the guy that owns the place so as long as you pay the deposit and rent in advance we don’t need to worry about reference checks or whatever, but will need to set up a 6 month agreement to start with.
