First things first, Dates and length of stay are NEGOTIABLE.

WHY I’M RENTING:
I am a professional (lawyer – but don’t judge me!) who is taking a year off work and looking to travel the world for a few months. My last day at work is 5 April, and I am looking to start travelling probably a month or so after that, however dates and length of stay are NEGOTIABLE, so please feel free to send enquiries. I own my own home with my brother, and am looking to rent my room out while i am away.

THE HOUSE AND ROOM:
You will be in a lovely, very sunny bedroom with a view of Mt Wellington in a large house. All of my personal things will be packed up, however the room will come fully furnished, including a leather couch, large flat screen tv, video/dvd player, desk, bedside table, clothes hanging and draws and a very comfy queen size bed with all linen included. The house is somewhat dated (photos to come), but very comfortable. It’s an art deco house from the 1930′s, with the last renovation probably in the 1980′s. The property consists of two units of which we own one (the entire lower floor), but from the outside looks like one large house. Very large house. While it is only two bedrooms, it is 120 square metres (larger than most 3 bed houses), and includes a huge double lounge/dining room with an open fire. All furniture in the house is also included, including all kitchen utensils, lounge and dining room furniture and so on. The house also has a lovely, private courtyard garden that captures a lot of sun.

LOCATION:
The location of the house is brilliant, and what drew us to it. It is easily a 15 minute (or less) walk from the University of Tasmania. According to googlemaps, it’s exactly 2kms from the uni, however it’s a bit quicker if you walk through Fitzroy gardens. The house is 1.8kms to the GPO in Hobart, and no more than a 15-20 minute walk to the centre of town. Also, literally around the corner, probably less than 50 metres away is a hairdress, post office, newsagents, caf, heath food shop, gourmet supermarket, bakery, butcher and chemist. You’ll never need to drive anywhere!
This is the perfect house to rent if you’re in Hobart for a short time and do not have a car. However, if you do have a car, there is plenty of parking on the street (just past the parking restriction zone). There is a car park with the house that my brother uses, however if you need to unload something for example, there is off street parking right in front of the house.
With extra negotiation, I am willing to rent my automatic, hatchback, 2001 Hyandai accent car to you separately.

WHY THAT AMOUNT OF RENT:
The rent is the price it is as the house is fully furnished, i am offering short term leases, and all bills included. High speed wireless internet (you are welcome to download up to 40GB per month), all bills including water, electricity and so on are included in the rent. Because it is a short term rental, it makes sense to include everything, so you know exactly what you’re paying up front, and we don’t need to work out how much to take out of each bill etc. Normal wear and tear is expected, but beyond the odd glass, anything of value that is broken/damaged will need to be replaced/repaired.
