60 months x $577 = $34,620

At the end of the 5 years you have to get a mortgage from the bank for $545,380.

As the legal owner of the property (Until you transfer the title to your name) I have to ensure the property is insured, pay the council rates and the water rates. A extra $3000 dollars per year will be added to the monthly payments. $3000/12 = $250 per month.
This means your monthly payments will be $3727. The only other thing you will have to pay is the gas and electric bill.
