The federation styling makes this quaint little cottage the most admired house in the street, and that’s just from the outside. Once through the front door you discover a light filled oasis with high ceilings which adds to the charm and the sense of space.
The home has been lovingly cared for by its fastidious owner, who is only selling because she has been able to purchase the family home she grew up in, which was built by her father. But she would not allow the home to be put on the market until the home had been freshly repainted and new carpets installed to the living room and all 3 bedrooms. And some new light fittings installed. And yes, there’s more.
The kitchen is likely to make your mother in law jealous, with its pyrolytic oven (cleans itself), induction cook top (cooks faster) and brand new dishwasher. It is a place where you can give your inner MasterChef full expression while watching Jamie Oliver’s instructions on the wall mounted TV. Yes it comes with the home.
As you would expect the floor tiles to the hallways, dinning and kitchen are in colours in keeping with the style of the home and make for easy upkeep. And the toilet and bathroom tiles colours are as beguiling, as well as durable. The bathroom has a separate shower recess and a full bath, while the separate toilet has a soft close lid.
The home is on a separate title courtyard block (no body corporate) and with its established gardens and synthetic grass you are assured of having time to enjoy an easy living lifestyle. And speaking of lifestyle, the rear yard has its own covered outside entertaining area where your friends can enjoy your culinary skills, while they celebrate your good fortune at finding this little gem.
The two split air-conditioning units will allow you to zone the heating and cooling and help you manage the running costs, as will the insulated walls and ceilings. And speaking of costs, hot water can be an issue. When the old hot water heater ‘died’, our owner decided to install a whole new system. She selected a Stiebel thermodynamic heating system which operates with a heat pump and a smart element. I don’t know what it all means but the website says it is expensive to buy but much cheaper to run.
And then there is the location. While nestled in a quiet street everything is nearby. It is only 400 metres to the local shops where you can find a supermarket, bakery, take away, chemist, dentist, physio and skin care clinic. And in the other direction there is a Child Care Clinic, a Child Care Education Centre and the local Primary School. The Gungahlin town centre is just an 8 minute drive (according to Mr Google) and access to the major road networks servicing Canberra are quick and uncomplicated.
Depending on your circumstances, your repayments may be less than you rent. Can all of this be real I hear you ask? Yes it can, but be ready to fall in love with this little cottage, which also comes with a covered carport and the proverbial white picket fence.
Make sure you attend the upcoming open for inspection or call and arrange a private viewing that suits your diary.
