To assist in understanding the attributes of our subdivision at Wadalba and its potential as a solid investment we provide the following information.

The property is a unique secluded parcel of elevated residential land, bounded on the east and south by widelife corridor and on the north by Wyong Council Sportng fields and reserve.

The subdivision has panoramic views to the north west of the Watagan Mountains. North easterly sea breases are a feature.

There will be a building covenant that will specify the external wall materials that can be used, and the roof as colourbond (specific colours) or slate profile concrete tiles (specific colours). Purchaser’s views will be protected with two storied dwellings only being allowed where west and north westerly views will not be obstructed, more specifically lots 5,9,10,11,12,19,20,21,22,26 & 27.

Fencing within the subdivision will be consistent and will be 1.8 metre high colourbond with the same profile “neetascreen” throughout. There will be no fencing in front of the building line for all lots except lots that face the wildlife corridor. Corner lots will be treated differently. The fencing allowed will be determined at the home design stage. All boundary fencing will be coloured Grey Ridge from the colourbond range. Other fencing types can be used internally, for example “brushwood”.

Restricting fencing and landscaping the front yards at the building stage as part of the package is part of the overall concept of creating a tidy subdivision that will have a feeling of vastness as you drive through. This concept is all part of our mission to protect your investment.

The subdivision has all available underground utility services such as electricity, telephone, gas and national broadband, connected to all lots.

The streets will be planted with advanced trees, and native grasses on the ring-road.

Each home will have a minimum floor area of 160 square metres excluding garages, verandahs/balconies and alfresco areas. The reason for this being to keep the size significantly large to protect the purchaser’s investment in what we consider to be a unique subdivision of quality home design style, and aspect.

The profile or street facing facade of each dwelling must be approved by the developer before it is submitted to council as a protection for each lot owner’s investment that similar or the same designs do not appear in close proximity to each other.

The estate name “The Gallery” was chosen because of the elevated nature of the land, and the prime unobstructed view of the panoramic Watagan Mountains to the north west.

The Wadalba Wildlife corridor is a large tract of natural bushland that traverses the Wadalba residential area. It is directly accessed from The Gallery Estate enabling “The Gallery” residents to enjoy the abundant flora and fauna that exists at their doorstep, to bushwalk at their leisure.

The adjoining sporting fields to the north are directly accessed via a footpath in the north eastern corner of the estate. The sports centre caters for a variety of sporting activities, and residents with families virtually have this modern facility as their backyard.
