The block is hilly with some steeper sections and is split in half by Titaatee Creek Road. The creek runs through the centre of the property. Elevation at the creek is approximately 220m and rises to 350m on the western ridges and 400m on the northern ridges.

The block comprises brush country with predominantly red soil. The majority of the block is cleared (65% – 200 acres) with some pockets of bush remaining in the steeper sections and gullies.

A history of pasture improvement including kikuyu, seteria and rye to complement native pastures. No fertilizers have been used on this block in the last 15 years. Soil Ph is 5.2 to 5.4 and has good water retention properties.

Paddock Configuration
The block is divided into 6 main paddocks. There is an additional small central holding paddock (0.76 Ha) on the eastern side.
Movement of cattle is easy as the road acts as a natural laneway and gives access to all paddocks. In addition to the permanent creek there are 4 dams. A trough in paddock 2 receives gravity-fed water from a tank located up the hill. The tank is in turn supplied by water pumped from the dam next to the road.

A good network of tracks provides access to most areas of the property. There is 3m of ownership through Bob’s paddock giving access to Illawarra 1. Whilst the property has no stock yards the vendor may consider access arrangement to his yards. External fencing is in reasonable condition and as such requires ongoing maintenance.
