Finlaysons
This 336 acre alluvial holding sits just on the outskirts of Grafton in northern NSW and has been owned by the Page Family since 1971.
Currently fenced into 9 paddocks all of which are watered with troughs connected to town water (genuine peace of mind in these drier times) the property would be ideal for a rotational grazing system. The yards are a mix of wood & steel and offer a covered vet crush, on two weighing cells and have 4 way drafting available. The loading ramp allows for double decker and bitumen road access and given the Pacific Highway is just 2.5km away makes truck movements a breeze.
There is a 18m x 9m lockable machinery shed on top of a ridge that is above all recorded flood levels. The thing that sets this property apart from many others is its production capabilities; whether its fattening cattle, breeding cattle, cutting hay & silage or planting crops this land is as productive as any in the Clarence Valley. Thanks to the current owners, Finlaysons has a long history of pasture improvement, which in turn means it has a long history of adding weight to the cattle grazing on it.
Of the 336 acres:
181 acres is planted with Ryegrass,
73 acres is planted with Mekong Grass,
58 acres are higher ridges covered in Paspalum, Kikuyu & Clover
and the balance (roughly 24 acres) is Couch Grass.
The current owners have recently moved from raising and selling fat cattle into selling feeder cattle direct to feedlots. The extensive records theyve kept show that on average these Feeder cattle enjoy a daily weight gain of 1.61Kgs (yes, thats daily!) whilst grazing on the Ryegrass.
The average yearly rainfall for the area is approximately 992mm
