Location:
Fairview is located less than 20 kilometres east of Parkes and 80 kilometres west of the City of Orange. Parkes offers all regional centre services including daily flights to Sydney connecting to all other cities. Parkes airport is less than 15 minutes drive from Fairview.
Parkes is currently experiencing major expansion in the form of a rail and road freight distribution hub along with the intention to develop the airport as an international air freight facility. The North Parkes gold mine has also promoted further development also. The City of Orange features all major services and infrastructure and is only a 3.5 hour drive from Sydney.

Country
The property features land that ranges from flat to slightly sloping rich red loam soils that could be considered prime farming country along with some top shelf dry-land Lucerne flats, extending to sloping farming country that can be either farmed or used as excellent grazing country. A region of steeper timbered country provides sturdy grazing land along with numerous vital and first rate water catchment areas.

Water & Irrigation
The quantity and quality of the water on Fairview is a major attribute. With over 70 dams of varying capacities on the property the ability to store and supply stock water is unsurpassed. Every paddock has at least one dam in it. A bore at the house is pumping 2250 litres per hour of ph neutral water and has been used for crop spraying in addition to domestic purposes.
A licensed, undeveloped irrigation system exists on the property. Two major dams have been established for the supply of water to the irrigation system. Estimated at between 80 & 100 Megalitres each and with an area licence of 20 Hectares (Lic# 70SL090701 vol approx 80 meg) the two dams are a major feature of the property.
Long term average rainfall for the property (East of Parkes and influenced by the nearby ranges) is in the vicinity of 675mm or 27 inches.

Fencing
All fencing is in fair to good condition being predominately Hinge Joint or Netting and barb on a combination of wood and steel posts. The vast majority is quite sound and suitable for sheep and/or cattle. Fairview is sub-divided into approximately 46 main paddocks.

Improvements
A double brick homestead circa 1955 is well located on the property. Featuring 3 bedrooms, 2.5 bathrooms along with lounge and dining rooms, an enclosed sunroom plus patio the house has been well maintained. Approved Subdivision
A five lot subdivision has been approved for development by Parkes Shire Council. The development has been thoughtfully sited to front the Bindogundra Road at the rear of the property which will easy access to Parkes from the lots; however the site is located in a part of the property where it will not hinder ongoing operations nor has it encroached on any of the better farming land. The total area of the subdivision will be in the region of 60 Ha and the right to develop and market these blocks will pass to the new owner of Fairview.

Remarks: Fairview has a list of features worthy of consideration even to the most particular of owners. The proximity to Parkes which is very quickly becoming one of the states major transport and distribution hubs places Fairview in a highly desirable location. The range of country presents ample opportunity for both cropping and livestock production however the principal asset on the property is the secure water and its’ irrigation capabilities. With all water being harvested from its’ own catchment areas on farm and the necessary licences in place to production could consist of high yielding grain crops or fodder crops such as Lucerne or forage maizes that in turn could be used in rations to fatten and finish stock.
