LOCATION:
Located 60km SW of Wanaaring, 175km NE of Whitecliffs and 250km west of Bourke. Parish Yambunya, County Ularara.

COUNTRY:
Myrnong is comprised of mostly soft red Mulga country with some harder stoney rises in the south eastern portion of the property.
Water:
Myrnong is watered by 2 bores and 6 ground tanks.
House bore is 380m deep with a drawn-down level of 80m. The water quality is very good. It is equipped with an electric submersible pump on a pressure switch and pumped into a large concrete holding tank and a 22,000L poly tank at the house. This bore feeds 17km 1″ poly pipe to 5 water points using 2 pumps.

Pump 1 is a Grundfos centrifical power operated by a Kenrahn tank controller that uses a timer to turn the pump on and pressure to turn the pump off. This pump feeds 4 water points in 11 paddocks on 14km of 1″ poly pipe and is fully automated.

Pump 2 is a mono pump that feeds one water point in 3 paddocks on 3km of 1″ poly pipe. This pump is operated on a timer and is fully automated.

Front bore is 207m deep and is equipped with a windmill and pumps into an earth tank which waters 2 paddocks.

There are 6 ground tanks, all fenced. One large tank is located on the pipeline for an emergency supply of water.

Fencing:
There is over 150km of 6-30-70 Waratah hinge joint fencing including one or two top barb wires, and 11km of 4 line Weston electric fencing complete with solar panel and energizer. All fencing is steel.

Myrnong is fenced into 14 paddocks and 4 holding paddocks, all suitable for goats, sheep and cattle.

Trap Yards:
All water points on Myrnong are trapped with all steel circular trap yards. The yards are constructed out of steel weldmesh with a 6″ W strap on top, star posts and steel strainer assemblies. They all have spear trap gates for sheep and goats. Three of the central trap yards are equipped with drafting facilities and all of them are equipped with loading facilities. There are 10 of these trap yards.

Stock Yards:
There are sheep/goat and cattle yards located in close proximity to the house. A sprinkler system is set up in the sheep yards and works off the house pressure pump. There is a shaded lamb marking area, a covered raised double race with a separate 3-way draft. The sheep/goat yards can handle 10,000 head plus. Raised loading ramp out of shed adjustable to 3rd deck of truck.
The cattle yards are all steel and are in good order. They are complete with steel loading facility and head bail. These yards can handle about 300 head but the location of holding paddocks close by and a large cooling yard enable a much larger mob to be processed.

Wool Shed:
The woolshed is 4 stand equipped with steel wool bins, 2 wool tables and a sunbeam double box wool press. There is one ‘hungry’ stand on the board.

Sheds:
There is a 4 bay machinery shed with separate 2 bay workshop, elevated fuel shed and generator/pump shed.

Quarters:
7 room quarters equipped with beds, fridges, ovens and cooking utensils.
Separate wash house with 2 x showers and toilets, equipped with septic tank and fuel fired donkey.

House:
5 bedroom house, lounge, dining area, kitchen with dishwasher and large walk in pantry, fridge/freezer area including 3m x 3m coolroom with new Kirby motor. Bedrooms are carpeted and the remainder of the house is polished timber flooring. Above ground 8m x 5m saltwater swimming pool. House is equipped with ducted evaporative cooling in all rooms.

Services:
Mail delivery from Wanaaring right to house twice weekly. RFDs clinic each fortnight in Wanaaring and Whitecliffs.

Aquaponic Garden:
A large aquaponic garden (aquaculture x hydroponic) is enclosed in a
greenhouse within the house yard. The garden provides vegetables for home use and is currently stocked with fresh water yabbies.

Livestock:
App. 2,000 mixed sex young commercial goats are included in the sale. A further app. 4,000 breeding nannies available for sale to the successful purchaser of Myrnong.

Myrnong’s sound and complete infrastructure allow for precise management with extremely low input cost. Automated water system facilitates remote management.

Carrying Capacity:
Western lands assessed carrying capacity is 4,739DSE. The property is suited to cattle, sheep (wool and meat) and goat production. Currently running app. 4,000 domestic Does app. 800 Kalahari Red Does and followers, as well as app. 3,000 mxd trade goats

History: Myrnong has been in same ownership since 2001. During that time the
principle enterprise has been goat production, with some trading of sheep and cattle. The grazing has been managed under holistic principles and the infrastructure facilitates this.
