Area:
Approximately 1,468 hectares.

Tenure:
The land is indicated as Freehold.

Location:
“Lochadair” is located approximately 45 kilometres west of Goondiwindi, on the Mungindi Road.

Soils and Topography:
The country is all generally level black self mulching coolibah clay soils.

There are some areas of red ridges through, but generally the country is all of good quality.

Original timber was mainly coolibah with large open areas and some box on the ridges.

Land Classification:
Approximately 227 hectares fully developed and protected, for flood irrigation.

A further 130 hectares is partly developed.

Approximately 610 hectares prepared for cultivation and including irrigation support land taken up by roads, channels and dams.

The remainder is grazing and varies from open to parts heavier timber.

Rainfall:
Approximately 550mm (22 inches) per annum.

Water Supply:
Domestic water is supplied from rainwater and from an equipped bore at the house.

Irrigation water is supplied from the Macintyre River via a main supply channel across the TSR.

Stock water is provided via earth dams, and the river.

Fencing:
The boundary of the property is fully fenced and generally in good order.

Stock have always been run in conjunction so the fencing has been kept in good order.

IRRIGATION IMPROVEMENTS

Irrigation Development:
Irrigation development commenced in the 1990′s and has been added to and improved over the years.

Irrigation water is pumped from the pump site on the Macintyre River via a below ground channel across the TSR to the north and into the north edge of the development at the first storage.

The development comprises 4 flood protected fields. The irrigation layout is relatively simple with 1 river pump and 1 tailwater return installation at the dam.

Field runs appear to vary from about 500 to a little over 700 metres.

Fields are fairly similar sizes from 41 hectares to 80 hectares. The irrigation system is good without being outstanding.

It is a very simple layout with tailwater returning to the lift pump at the dam.

Fields 5-7 are partly developed with Field 6/7 being easily finished.

Irrigation Licences:

1 x 300 megalitre Macintyre River Licence, (all “B”) and 136ML of supplementary.

Part 8 approval has also been granted. Approval No. is 90CW801525.

Water Storage:
There is one water storage. It holds a total of approximately 960 megalitres.

PUMPS AND MOTORS

River Pump:
The river pump installation comprises 1 pump, being;

20″ Chinese pump equipped with 6BT Cummins 6 cylinder diesel motor. This installation should pump approximately 70 megalitres per day.

Lift Pump at Dam:
It comprises a 20″ Centrifugal Chinese pump equipped with a 6BT Cummins 6 cylinder diesel motor.

This installation will deliver river water to the Dam or pick up tail water from fields 1-3.

STRUCTURAL IMPROVEMENTS

Homestead:
4 bedroom older style weatherboard home set amongst trees and lawns. Includes entrance hall, main bathroom and separate toilet, formal lounge room, dining room, modern kitchen, large verandah.

3 bedroom cottage in good order.

Modular quarters.

6 elevated silos on concrete bases.

Machinery Shed: Enclosed on 3 sides, part concrete floor.
