This well maintained concrete block motel has 16 air-conditioned rooms, all of which have a queen and single bed, flat screen TV, shower and toilet. An ongoing maintenance program, healthy returns and a long lease provide security and opportunity for the buyer.

The two storey owners accommodation is all air-conditioned and has 3 bedrooms, family room and bathroom downstairs adjoining the reception plus the main bedroom with ensuite and kitchen upstairs. The lessees also rent a large 4 bedroom home next door allowing more space and privacy for a larger family (optional).

The reception area is air-conditioned and has an office area and seating for patrons. The office is equipped with a manual booking system and computer, fax, photocopier and printer. Security cameras are installed covering the reception, bar and street entrance allowing convenient viewing in several different locations.

The 5 year lease commenced in August 2005 and has another 5 x 5year options to run after the end of the initial term. The room rates were last increased in June 2009 and are $90/single, $95/double and another $10/extra person. Financial statements are available and will be provided to genuine enquirers.

Ayr is in the Burdekin Regional Council area and is just 85km South of Townsville, 100km North of Bowen and 200km North of Airlie Beach and the Whitsunday Islands.
