With all the talk about removing “negative gearing” you really need to do the sums on this one. I was surprised.
A three bedroom brick home right in the heart of Blackbutt will fetch at least $200 pw in rent. The neighbour is paying $225 pw, but lets be conservative. That’s $10,400 pa, less $2,000 pa in rates, less $6,900 in interest if you borrow the lot; and you are still positively geared. That is before the recent interest rate cut.
What about the house? Well, it is partly refurbished. The floor covering have been replaced; the curtains have also been replaced; and some of the walls have been repainted. It offers a very large yards for the kids and the dog. Plus it is a 5 minute walk to the shops or to school. Yes it needs some renovations of barge boards and brickwork, but it would be a job worth doing.
You might want to also factor in the current dealings going on for the building of a new supermarket just 4 or 5 doors down the road.
Wear body armour when you come to look because I am expecting a mad rush for this place.
