A stunning property on 17 acres with classically restored Art Deco home – Your new country lifestyle awaits! Nestled away from the hustle and bustle of city life, yet only 15min to the CBD, is this the lifestyle change, the fresh new chapter of your life that you’ve been searching for?

Offering so many opportunities, you can live a quiet country lifestyle with great option for some extra income from the operating family owned and operated cherry orchard.

The Orchard Business ……

The land had held been with the original family for four generations, but after 100 or so years, they were ready to hand on the baton. They were naturally seeking someone as passionate about the orchard as they were. In 2004, a decade ago, the Walls Family, with their horticulture background and a dream in their sights, gladly picked up that baton.

“We saw such huge potential. We turned our dream into reality and made Kirsch Hill a name for itself – growing some of the best quality cherries in the state” – Robert Walls

Offering a rare lifestyle opportunity, Kirsch Hill offers a well established cherry orchard offering an annual income stream. Each year Kirsch Hill cherries are highly sought by wholesalers and the farm generates a healthy Shed Door trade. Through the busy season, up to 25 tonnes have been harvested. The orchard grows 19 different varieties – various colours, sizes and flavours – many of them, well researched and personally planted by the owners.

With today’s resurgence towards buying farm produce and ‘supporting the locals’, being only 15mins from the city is a big advantage! The Shed Door trade is a popular event with streams of cars continually queuing in the weeks leading up to Christmas.

Sitting on the Western side of the Adelaide Hills means we get warm air off the plains and that warm western sun. This all helps the cherries ripen early, and Kirsch Hill is always one of the first in the Hills to get to market – and of course, that helps to get the biggest dollar.

The orchard has numerous sheds, a cool room, packing shed, staff lunch room and enormous 18x38m approx shed. The owners will negotiate the sale of other plant equipment should you choose to continue with the business.

The orchards are serviced by a 15,000 gallon bore (flow rate 2,500gall per hour) and the home runs from the huge 15,000 gallon rainwater tank. Throughout some of the past dry years, these have certainly served their purpose and their true worth cannot be underestimated.

Your Homestead…..

The original homestead was built back in 1870, but was later extended in the early 1930s, adding an Art Deco influence. The soaring 12 ft ceilings, ornate features and gleaming timber floors complement the art deco feel.

Over the years the owners have passionately restored the home and made some fantastic changes to create light, bright airy rooms with pleasant outlooks to the garden and orchards. A favourite room is the country kitchen and sunny dining area with views down the valley. Just perfect for morning coffee in the sun or a dinner party in candle light!

The home offers 3 good sized bedrooms and 2 updated bathrooms. The large classic living area opens through a twin set of French doors to the all-weather pergola area where many BBQ’s and drinks have been shared with friends. The stunning 45 year old Ornamental Weeping Cherry tree is a beautiful backdrop and admired by many!

Your Lifestyle…

But the real bonus of this great country lifestyle — your life on a farm — is that you are so very close to town. You never miss out on a city lifestyle too. Being so blissfully quiet, it may seem you’re a million miles from everywhere, so it’s sometimes hard to believe that Kirsch Hill is only a few minutes from all the local shops and you can be in the city centre in just over 10 mins.

“There’s a community of koalas that live in the gum trees scattered around the property they’re always a talking point with visitors! We also have a great arrangement with a local apiarist . he sets up his bee hives here to help with pollination and we sell his honey through the Shed Door.

It’s a peaceful existence where the new owners can reap the rewards for the past decade of hard work and planning, or just choose to live a simple country life.

Are you the next passionate family looking for a tree-change, a country lifestyle near the city? If so, hold out your hand ….. the 110 year old baton is waiting.
