VENDOR POINTS OF INTEREST

This home was discovered in a state of major disrepair and purchased by its current owner who then used his many years of local geotechnical and structural engineering experience to lovingly and carefully restore and extend the home to once again be a comfortable home. The main themes developed during the restoration project were heritage, storage, durability and quality.

This bluestone home is one of only two remaining homes built by Henry Mosedale (1823 – 99) on Baliol Street, College Town (as the suburb was originally known). Mosedale originally built five homes, numbers 2 to 10, and the blocks were purchased by him at the time for 90 pounds each. The date of build of this home is not certain but is estimated to be in the 1870′s.

The home was previously occupied by a widow for over 60 years and was locally famed for its “pretty garden”. Where possible many of her plants, shrubs and trees have been kept and incorporated into the redevelopment. The front yard contains a delightful old holly tree 6 metres tall and in the rear yard a very old grape vine supported on a new steel frame forms a shady arbour.

The home’s poor state at the time of purchase required extensive repairs and upgrading. Cracked walls were opened, lifted, straightened and re-joined. Particular care was taken to provide ventilation around the footings, floors and walls of the old structure. New underground power, gas, water, drainage and sewer mains have been provided. Photos and drawings depicting the work are available for viewing by prospective buyers. A time capsule containing interesting artefacts uncovered during the works including, a coin and newspapers from 1878, has been secreted on the property for discovery during the next redevelopment, perhaps after another 140 years.

Visitors to the home will be impressed by the unexpectedly grand proportions of the rooms that reveal themselves upon stepping through the old front door, the light-filled rooms in the new extension. The high ceilings throughout, and the large rear yard, a rarity this close to the city.

The new owners of this spacious and modern home will relish the proximity to the CBD, the local amenities and the sense of history of living in one of Adelaide’s oldest suburbs.
