SATURDAY 4TH JUNE – OPEN INSPECTION CANCELLED
Unlike any other home you would have seen on the market, this 4 bedroom 1925 symmetrical cottage has a unique history and story behind it. With many original features along with some modern updates, this cottage was once a hall. The former RAOB lodge was the local community hall and hosted many a celebration for the Kilkenny locals up until the 1990′s, when it was purchased privately and conversions into its current residential zoning began.
It is rare you come by an opportunity like this, the chance to secure a character home with enormous possibilities. The home requires some upgrading however the flexible floorplan, big room sizes and high ceilings make this a wonderful offering.
Comprising of 4 bedrooms plus Study, with a spacious formal lounge and raised dining area overlooking the kitchen, creating the highly sought after open plan feel. The timber kitchen is well equipped with large work surfaces, dishwasher and stainless steel chefs cooktop/oven.

Soaring +10ft ceilings and timber floors are just a few of its original features along with a stage that is now used as the dining area.

A word from the owners:
Some of our best memories so far have been created in this home and if it wasn’t for us starting the next chapter in our family’s story with a tree-change, we don’t think we would have ever left.
Not only is this home unique, it is comfortable, lived-in and cozy for all its space; located just minutes from the city by car or train makes getting out and about so easy. It’s a fantastic entertaining space with the open plan, and if the walls could talk they would tell you about all the great days / nights we spent entertaining family and friends.
After purchasing the property in 2005 we started the significant renovations, which included moving the kitchen from the now master bedroom to its current location, adding a commercial chef stove, a bathroom make-over to include shower and move the 2nd ‘outside’ toilet into the main bathroom and update the powder room, converting the 4th bedroom from a bar/cold room storage and finishing off the study. The stage was built prior to us owning it and is a cozy spot in the winter, we have used it as the dining room or the TV / entertainment area. Under the stage is a huge storage bonus, great for storing easily accessed items, we put our Christmas lights, tree etc there. Next was the installation of air-conditioning, then landscaping the front yard.
The Olive tree is amazing not just for the Royal Adelaide Show winning Olives it has produced, but also as shade, making this area a great spot in the afternoon to relax it’s a very quiet neighborhood. You’ll never be short of a lime as the tree provides fruit for most of the year and makes really delicious lime curd.
We have thoroughly loved converting this historic hall into our family home and just hope the next owners will enjoy taking it to the next level, as much as we have.
