Known as ‘late country’, fertile water retaining clay rich soils are predominantly black vertosols with high organic content. Loamy podzolic sands occur as shallow banks throughout and give a deeper profile where present.

A strong phosphate history and good drainage provides highly productive farming options for both grazing and cropping.

The property is divided over three adjoining sections, being sections; 174, 175 & 176 Hundred of Smith.

Section 174 consists an area of approximately 525ac and is fenced into seven paddocks with three windmills. Section 175 is a single paddock of 53ac with one windmill. Section 176 is of approximately 158ac fenced into five main paddocks with two water points, suppling all paddocks, holding yards and homestead.

Pastures mainly consist of sub-clover, rye grasses and phalaris sp. Section 175 has been previously cropped with predominantly legumes, with specialised hay/silage production on a rotational basis. All sections are suitable for cropping or grazing.
