Here lies a rare opportunity to purchase a high quality building, with two street entrances, in the centre of Naracoorte, next to the Naracoorte Town Hall.
93 Smith Street, otherwise known as The Naracoorte Herald building, is suitable for owner-occupiers or investors, with vacant possession, for professional, commercial, retail, government, health services and consultancies.
The building, with a mezzanine floor, was designed by North Adelaide architect Jim Ward and was built to exacting standards by Kennett Builders Pty Ltd, of Adelaide and Mount Gambier, master builders for more than a century.
The ‘Naracoorte Herald’ has been an institution in the community since its founding in 1875. The first Herald building (formerly the National Bank building) was on the same site, but facing Ormerod Street, and housed the newspaper and printing business. The second Herald building was purpose built and was erected in 1907, facing Smith Street.
In 1965 the Smith Street front section of the building was demolished and replaced with a stationery shop and newspaper offices, retaining the printing business in part of the old building and creating delivery space and car parking at the Ormerod Street end.
In 1986-88, the whole building was demolished in stages and was replaced by the current building. Architect Jim Ward designed a ground-level suite of large open spaces for the stationery department, editorial, administration, graphic design and pre-press production, printing department and dispatch, along with kitchen and WCs, as well as a mezzanine floor for reporters.
Following changes of ownership and management, and outsourcing of functions, the Herald no longer needs such large premises.
The building is constructed of rendered Mount Gambier Stone walls and steel deck roof with box gutters and downpipes. The floor is reinforced concrete capable of withstanding heavy machinery.
The internal walls are either flush with or using common walls associated with the Commonwealth Bank of Australia and the Town Hall. Some internal walls are plasterboard while others are plastered sandstone.
Front display glass windows are timber framed while all other windows are aluminium framed. Extensive skylights allow plenty of natural light.
The building is about 460sq m in area and has an internal useable area of about 448sq m plus the upstairs mezzanine office of 60sq m, or 508sq m in total.and#8232; The Smith Street facade has a high quality finish. The building is well insulated for heat and noise.
The whole ground floor is air conditioned with a roof-mounted unit. Two wall-mounted split systems air condition the mezzanine.
In November 2017, the complete main building (excluding the mezzanine) was re-roofed with Zincalume King Klip roofing iron by Neil Stafford Plumbing and Roofing Specialists of Mount Gambier.
The expansive front area was originally an open retail space and could revert to that format again. In recent years the front area was reconfigured with timber-framed plasterboard and glass panel internal walls to create extra offices. There is a reception area with entrance and counter plus seven dedicated offices, an upstairs office boardroom area and a large office work area.
