*The true positioning of the Seagull Cottage as shown on Marine Navigation Charts is actually Sandrock Bay. Geographically Abels Bay is the next bay west of Sandrock Bay.

*In 2007 when the original cottage was extended to its current size the following worked was carried out.

*Around 3 sides of the cottage a 2 metre deep x 400 mm wide absorption trench filled with washed gravel and agg pipes lay under the concrete paths.

*Under all the western red cedar weather boards the stud frame is sheeted with 12mm structural ply and nailed every 100mm. The wall ply was then sheeted with Sisalation.
All timber walls and ceilings were insulated with Pink Batts. With 1 layer of Sisaltion on top of the ceiling another second layer under the new colourbond roof.

*The floor of the new dining room is also insulated with Pink Batts and lined with structural ply. Storage for lawnmowers etc are stored in this under floor area.

*The whole cottage has new Aluminium Double Glazed Lockable Screen Windows.
The front and back doors have general security locks plus deadlocks.

*The water tank holds 23,000 litres of water where an instant pressurised pump services the whole house.

*A new double pipe grey water trench was dug for household water waste and only black water and sewage enters the septic tank. There is also a grease trap for kitchen waste.

*A drinking water filter system is installed under the kitchen sink and there are 2 external water taps for garden use.

*The cottage was electrically rewired with new switchboard and circuit breaker safety system with hard wired smoke alarms.

*The complete cottage in all rooms has Superior Compact Fluorescent Lamps 20W equals 100W with each room having sufficient double power points. Along with a medium size Rheem hot water system and its insulated roof, walls and windows the quarterly electrical bill for winter 2012 was $3.86 per day.

*An external to internal emergency generator power point is installed to give generator power to the house if ever required.

*Cooking is by gas stove top with electrical fan forced oven. A 9kg gas bottle refilled on site cost $30 and lasts approximately 3 months. There are 2 x 9kg bottles installed in tandem with regulator and turn over switch.

*The cottage has Austar/Foxtel Satellite Dish and a Digital TV Antenna.

*The internet is connected by Telstra Big Pond ADSL phone line. Telstra Mobile 3G reception is received.

*In the living area a Mitsubishi K/ Inverter Airconditioner/ Heat Pump is installed along with an Aranbe wood fire.

*The complete cottage is lined with varnished timber walls and ceilings giving additional insulation qualities.

*The garage has an electrical B&D Roller Door and was built to house a 4WD Toyota Landcruiser with full roof rack. The Garage has a workshop area and storage shelving.

*A Caravan Pad storage area is alongside the house with a double external power point nearby.

*Exposed Concrete Paths surround the house giving access to a covered dry fire wood area.

*A fenced and gated secure dog area with washed white gravel base gives the family pet access to the front and back veranda doors of the house.

*As the Seagull Cottage has absolute water frontage over 30 metres of maintained Crown Land there is a boat ramp and a permanent boat winch to launch and retrieve the fishing dinghy. Licensed Mooring.

*The coastal area of Sandrock Bay is a Flora and Fauna Conservation reserve.

*Just out the front of the Seagull Cottage ancient Tessellated Rock is found and is of significant geological interest. In Sandrock Bay, Sandrock Point is also of geographical interest and has very scenic sandstone rock formations.
*Sandrock Bay is also a designated sheltered boat anchorage. The anchorage is protected by Point Cygnet and is sheltered to all winds except westerlies.

*Pacific Oysters grow prolifically on the rocks of the bay. Flathead are the local fish caught here along with Atlantic Salmon which are a major marine aqua culture industry in the Huon Valley
