The owners love the river and ocean views of the Derwent River, Iron Pot, Cape Raoul and Storm Bay. In this house they wake up to these views from the master bedroom and then enjoy the view for morning tea and all day. They watch the water traffic and especially love tracking the Sydney to Hobart yachts as they enter the Derwent. For work they needed a large study, office and reception area, and the downstairs area was perfect. They also needed a place to park several cars and the parking apron can take at least 6 cars. The owners have also added parking areas for boat and caravan, which are neatly tucked out of the way. The solid construction with concrete floors on both levels makes for a very quiet house. The building inspector described it as build like a fortress.
This is a naturally light and warm house with the morning sun warming up the eastern and water view side. in the afternoon you can enjoy the western sun, which keeps the kitchen and dining areas warm. Having afternoon tea on the rear deck, which is sunny from midday to late afternoon.
Being able to walk down to the beach in a few minutes, or drive down in one minute is a big plus too.
The block is surrounded by great neighbours and is remarkably peaceful. The gardens have been developed and have matured with vegies, fruit trees – like lemon, apricot, fig and tamarillo, as well as colourful flowers and flowering shrubs. There is even a slow growing Brazilian Ipe tree with seed.
What will the owners miss?
Without a doubt, the priceless water views and the sunny position of the house. Imagine waking up to these views and seeing them all day and in the evening! Having breakfast at the breakfast bar, overlooking the water – that’s something we’ll really miss.
We updated the upstairs bathroom, toilet and ensuite as well as the downstairs ensuite. We repainted the interior upstairs and downstairs. The kitchen, dining room, sunroom, entry foyer and stairs have all had matching vinyl timber floorings installed (Luxury Inovar Milky Way Megaplank – commercial grade), Quality carpet tiles have been installed in the downstairs living area and bedroom.
Solar electricity panels were installed in 2016 (23 x 260w quality Hanwha Korean panels 5.98kw & quality 4.6kW Bosch Inverter). Ceiling insulation with fat batts have been installed.
Added paved areas for out of the way boat and caravan parking have been laid.
NBN internet with fire-to-the-home has been installed. 5.1 speaker system installed with in-wall wiring for two lounge room speakers (connection will remain with the house).
A warm, sunny, quiet home with stunning water views and ample parking. Ability to run a home office, extra accommodation, granny flat or extra living space downstairs is a real and practical benefit. Still close to Hobart (15 minutes) and airport (30 minutes) and great access down the Channel.
