When I first looked at this property I thought it was a cute little brick home in one of the most popular streets in Launceston, but boy did I get a surprise!
26 Mary Street, East Launceston has so much on offer and it is so much bigger than I realistically expected.
Initially you will be greeted by a beautifully designed cottage garden that has been thoughtfully set out to remain easy care whilst still including many spaces where you can sit back, relax and enjoy some shady spots whilst basking in our warm summer days.
This is a wonderful way to be greeted as you make your way through to the front door and into a home that offers all the grace and elegance of yester-year but all the modern conveniences that you would expect for today’s lifestyles.
The first thing you will notice as you pass over the threshold is the amount of space this home offers right from the front landing area through to each of the living and bedrooms. These spaces are all complimented by 12 foot ceilings giving it a further feel of just how big this house is.
The finer details are all covered with the homeowners keeping this property as original as they possibly could whilst ensuring the home has remained quiet impressive.
This home was built in 1900 and was certainly well built with so many points of interest for a new homeowner from the pointing work in the front brickwork, the bluestone footings, and the fact that the home is double bricked and retains heat really well in winter and stays nice and cool in summer. There are beautiful lead light windows throughout and the detail of the workmanship is outstanding. This home is certainly one stand out property.
Internally there is so much to talk about right from the newer kitchen which sits perfectly in the hub of the home, this is a space that has been well set out and offers a ton of space for the happy cook to spend many hours creating culinary delights and know that everything you could need is just a step away. This space also houses a dream pantry as well as access to the down stairs cellar to cater for those whom enjoy the finer things in life.
The kitchen is just across the hall from the large formal dining room which offers plenty of space to cater to the largest of family get-togethers and is just next door to the informal family room which offers all-day sun year round and is simply a warm and inviting spot to relax in front of the TV, read a book, have an afternoon nap or simply a space to look out over the rear yard and enjoy your garden or watch family and friends enjoying the spoils of the in ground solar heated swimming pool.
The front of the house caters for all of the upstairs bedrooms including the huge master bedroom which also offers a very spacious ensuite, robes plus a feature bay window. One of the other bedrooms also has a hidden extra space that could be utilized for anything from further storage to a sewing room or perhaps even a dressing room.
The formal living room is beautifully appointed and designed to showcase the detail in the work around the fireplace. This huge room also offers a comfortable bench seat to relax with a book in the bay window. It is certainly a space that will have plenty of use.
The main bathroom is also located in this area and is quite a talking point with its deep claw foot bath, the subway tiles, the feature details on the vanity and toilet, these are things you just cannot buy anymore.
The downstairs area is certainly an added bonus which direct access from the sunroom not only will you also find the laundry and third bathroom but through the landing and in its own enclosed space there is one of those bonus areas that we all love to see. Whilst currently set up as a relaxed living space this area could house another bedroom, a media room, a rumpus room, a study, business premises or with a few minor adjustments could be turned into a space to cater for another family member requiring their own space and facilities. This area is just so versatile it could be used for anything.
This area leads through to the rear yard, under house workshop, storage room and the outdoor entertaining facilities, the leafy rear garden and the year round heated swimming pool. Many days will be spent out here and whole family will love it.
This is certainly one of those homes you will never want to leave and you should allow plenty of time when booking your private inspection to view this home and all it has to offer.
