Location

In the heart of the wine region of the West Tamar Valley and aptly named “Sky Island”, the property is located on an 11.5 acre internal block at Rosevears, half way up the ridge above the historic Rosevears Pub and with a direct view across the Tamar River to the beautiful Windermere church.
203 is reached via a 1km private road and as you ascend, you will be immediately drawn to the stunning panoramic views of the valley’s wineries and a picturesque rural landscape divided by the river as it winds its way from Launceston to the coastal estuary at George Town in the north.
(Occasionally in winter, the snow capped peaks of the Ben Lomond ski area provide a dramatic backdrop on the southern horizon.)

Surrounded by stands of mature conifers, eucalypts and wattles, blackwoods and selected specimen trees that create a sense of absolute privacy and tranquil beauty, “Sky Island” is a sanctuary and a retreat from the frenetic blur and demands of modern life. Even the nearest neighbor in any direction is 1km away!
Around the home site, over an acre of landscaped grounds are just beautiful and the result of 30 years of thoughtful, loving attention. As well as an organically grown orchard of fruit trees and terraced vegetable gardens, in all directions are well established areas of rhododendrons, azaleas, proteas, roses and a variety of many other plants that fill the grounds with colour all year ’round and attract an abundance of wild life.
In addition, the property offers extensive undeveloped, northern and eastern facing open grassland paddocks including:

- Approx. 6.5 acres – ideal for a boutique vineyard;
- A separate 2 acres paddock, also ideal for a vineyard (currently home for miniature ponies); and
- Also, approximately 1.5 acres, a south facing established eucalypt forest.

All external boundaries are of high quality, wallaby proofed fencing.
A large, secure storage shed plus a separate woodshed are located close to the paddocks.

The House
In collaboration with a Dutch architect, this stylish U-shaped house was designed around a delightful Japanese garden courtyard, goldfish ponds and front entrance.
The raked clip-lock roof lines link with two grassed earth banks that merge naturally into this lovely bush land setting. The three levels of the house were constructed using a steel framework with clever combinations of western red cedar cladding, a Baltic pine deck, bluestone feature walls and finished with quality carpets and matching Italian tiled floors and patios.
Floor-to-ceiling 10mm thick glass walls surrounding the house allow you to appreciate the breath-taking river views from all rooms.

Internally, the expansive open plan living area includes the main lounge with a bluestone feature wall, raised dining platform and a curved open fire place.
Also in the living area and graced by an exquisite 3m high capiz shell chandelier in an elegant curved staircase that leads to the mezzanine level, is a home office space that any creative professional would die for!
From here, you can look out over the gardens and the courtyard.

The master bedroom is located on the southern wing, underneath the home office.
It includes a “walk-through” robe/dressing room, a large private ensuite with “garden view” spa, curved shower recess, private toilet, gym and a separate sound-proofed laundry.
A second bedroom with built-in double bunks and desk, cubicle shower, vanity, private toilet and storage shelves is on the western side of the master bedroom and accessed via a floor-to-ceiling glassed walkway beside the courtyard goldfish ponds.
On the northern side of the house is a modern kitchen with “two-pack” painted cabinetry, a walk-in floor-to-ceiling pantry, Corian benchtops, and Miele appliances.
Apart from creating culinary delights, you have the added pleasure of enjoying the sweeping views of river activities as you look across to the charming heritage Windermere Church on the eastern shore.

The lower level of the house comprises a 2-car garage and wine cellar adjoining a large, self-contained and north facing studio space with its own ensuite and kitchenette (its utilization would only be limited by your imagination).
Above the studio and the garage is an expansive baltic pine deck that has wheelchair access from the car park via a walkway and from the main living area and kitchen. A special place to have morning coffee!
