All the hard work has been done; the floors have been levelled and where necessary re-stumped, the roof is sound and ceiling fully insulated. The guttering is new and directs water into a 6,000 litre tank. The house has been completely rewired. It is cooled by a recently installed evaporative cooler (still under warranty) and warmed by a recently installed wood heater in the kitchen as well as the original open fireplace in the lounge.
From the front verandah double glass doors lead to the lounge which opens onto the large, modern kitchen: modern electric glass cooktop, fan-forced oven and extractor; ample storage space including 2 large pantries; town and tank water on tap; double sink and space for a dishwasher.
Off the kitchen, at the front of the house is a large, double bedroom with original cupboard/wardrobe (shabby chic!).
On the other side of the kitchen is a small hallway leading to the back door. Off this hallway is another large bedroom, the bathroom/laundry and separate, newly installed toilet . In fact the whole back section of the house has been completely rebuilt.
An east facing side verandah also accesses the kitchen as well as a small bedroom/office/studio.
Separate from the house is a timber/cement sheet building which is suitable as a sleepout/studio/shed which has not been renovated.
The old garage with its brick floor and side lean-to faces onto Church Road which runs along the back of the property.
The main, structural work has been completed to a high standard. What remains is painting/finishing the interior and exterior walls and covering the floors. Ceramic tiles have been purchased and are included in the sale; dark grey floor tiles for the kitchen, back hall, toilet, bathroom/laundry and white wall tiles for the kitchen splash back and bathroom/laundry walls.
This home stands on a flat block of approximately one third of an acre. Drought tolerant native plants have been planted to take advantage of the grey water from the bathroom and laundry.
