Overview:
‘Kuloo’ is a sheep and/or cattle breeding and grazing enterprise. The higher rainfall generally received on the northern end of the property ensures good pasture growth during the spring.
Situation:
‘Kuloo’ is located 16km north of the village of Cassilis, 80km north/east of Mudgee, 175km east of Dubbo and 3 hours’ drive north west of Newcastle.
Access:
Access to the property is via the Llangollen Road from Cassilis which turns into the Kuloo Road. Bitumen for 7km with the balance all weather gravel.

Topography:
Undulating to rolling hills running into higher ridges along the Ferris creek and Munmurra river to the northern end of the property with the altitude reaches 930mtr above sea level. The altitude starts at 580mtr at the front gate.
Soils:
The soils consist predominately of dark chocolate with some areas of sandy clays on the higher ridges.

Water:
The property is mostly naturally watered with access to the Munmurra River, Ferris Creek and Cattle Creek, natural springs, 8 dams and a water reticulation system running from the bore [electric submersible] at the house to two 90k ltr concrete tanks which feed all houses, stock yards and smaller holding paddocks.
Additional two submersible pumps pump water from storage to two tanks on the western ridge which feed troughs in paddocks on the western side of the property.
A second bore on the eastern side of the Munmurra River pumps to a 90k ltr galvanised tank on the eastern side which feeds troughs on that side of the property.
Rainfall:
The average annual rainfall for the district is 650mm at the homestead to 1,000mm on the northern end of the property. (26″ – 40″)
Fencing (boundary):
Consists of 7 line hinge joint with two high tensile barb wire, some rabbit netting and some areas of 7 line plane and 4 barb wire, steel posts with timber strainers.
Fencing (internal):
Combination of 7 line hinge joint with two high tensile barb wire, some rabbit netting and some areas of 7 line [3 plane and 4 barb wire], steel posts with timber strainers.
Other:
The property is sub-divided into 22 main paddocks with a number of smaller holding paddocks around the infrastructure.
