Holiday home, beach-side retirement or superannuation investment with sub-division potential (or all of the above). Ocean views from this 1ha (2.5 acres) of vacant land in the idyllic seaside village of Hat Head on the Mid North Coast of NSW.

The land is part of a natural north facing amphitheatre and is mostly level with numerous house sites with great views. At the back it becomes a little steeper as it slopes up to adjoin the national park. It is lightly treed and kangaroos graze the grass. There is even a large sea eagles nest on the block next door. The soil is excellent and will grow almost anything. From most places you can see the glistening ocean and Hat Head beach as it sweeps up towards Smoky Cape lighthouse. With a telescope you could count the dive and fishing boats around Fish Rock. From your house’s deck you would achieve fantastic views ranging from rural land to the North West, then Mt Yarrahappinni, Smoky Cape Lighthouse, the Pacific Ocean, Black Rock, Fish Rock and Korogoro Point (Hat Head) to the North East. Because of its aspect it is protected from winter winds from the south and west while gratefully accepting the cooling summer Nor-easters.

The land is zoned 2(V)- village or township. Building is allowed (subject to Council approval), but subdivision is not at the moment. The restriction on further development is to give the council time to assess the capacity of the water and new sewerage systems.
Power, phone, water and sewerage are all available.

Hat Head is located on the coast between Crescent Head and South West Rocks and is entirely surrounded by Hat Head National Park. This is one of the most spectacular stretches of the NSW coast and is largely undeveloped. Because of the national park and council’s awareness of its uniqueness it is likely that it will always remain as a quiet, family-friendly seaside village.

Magnificent beaches and gorgeous headlands provide safe swimming, great fishing, exhilarating walks and whale watching. The main swimming beach is patrolled in the summer holidays and due to its protection from the worst weather is very safe. It is popular spot for swimming, surfing and fishing. From the beach, not a building is in sight. There is a concrete launching in the creek which gives small to medium boats access to the ocean and the great fishing the area is famous for. The creek itself is ideal for swimming, snorkelling, fishing and canoeing.

Land in Hat Head is limited and acreages rarely become available.
