From the flats of Kennaicle Creek to the foothills of Bowra Mountain this diverse 210 acre property is well situated. With a mix of quality flats to sloping grazing land and plenty of water, the property is suited to a number of agricultural pursuits. The domestic situation is set back in a secluded valley, shaded by pecan trees. The current owner had certification as a biodynamic (organic) property and this would not be difficult to get back to.

Land
40 acres of quality creek flats, suitable for cropping or grazing. 100 acres of gentle to steep pastures suitable for grazing or some horticulture. Two ridge lines on the property provide spectacular views, one greater than 270 degrees. 70 acres of bushland with stands of Tallowood, Blue Gum, Turpentine and more, an excellent source for fence posts, building projects or to sell to a local mill. Most of the land is well situated such that an organic operation free of neighbour run off applies.

Water
Kennaicle Creek bounds the western side of the property. One good sized, spring fed dam that overflows into a small wetland. Three other strategically placed dams. A bore with a 20ML ground water license. A well that serves the house and some paddocks.

Pumps And Tanks
The well pump, a 6HP Briggs And Stratton is included
A Glockermann is included. This is a hydraulic ram pump, which is powered by the overflow of the spring fed dam. It lifts water to the high point on the pastures. This operates around the clock as long as the spring flow is suitable. The spring has dried up only thrice is the past 25 years.
A bore pump is not included. 4 tanks are included.

Shedding And Yards
One large shed capable of holding more than 7 vehicles is included, mostly concrete floor. A cool room with a reasonably new refrigeration unit is in the shed and included for sale. Also an old piggery with concrete floor and water and an old goat dairy. The yards and crush are in good working order.

Pasture
Is mostly a mix of kikuyu, paspalum, bahia and some carpet grasses. Some blady and whisky grass.

History
Originally dairy country, the land has also been used for corn growing and citrus. It has been used for beef cattle grazing over the last three decades. It has also had some minor vegetable production a couple of years ago.

Organic History
It has been run biodynamically (organically) for the last 8 years and was certified with Demeter for much of that. In the last 2 years the certification has lapsed. Just over half the pastures have been agisted to a neighbour. He has applied some super phosphate at the time that he sows his winter rye. Regaining certification for the other half will be easy, whilst the agisted half may require a year or two of organic practices before being able to re-certify depending on your certification body. The property is well suited for organics because the vast bulk of it is not subject to neighbour run off. One of the possible inclusions is the sale is the biodynamic 500 stirring machine, storage box, spray tank and spray unit.

Domestic Situation
This land has a dwelling permit. The dwelling consists of three bedrooms and two bathrooms. Almost new Bosch dishwasher included in the sale. It has had new wiring, plumbing, floor and wall coverings, as well as a new sewerage system 7 years ago. Heating and cooking are gas. Hot water is solar powered. There are numerous fruit and nut trees around the domestic situation.
