The unique and rare parcel of land comprises 123.19ha (306 acres) and is located approximately 3kms NW of Iluka village and just 40Kms North of Grafton. It comprises the eastern end of Goodwood Island, which is an island approximately 7kms in length within the estuary of the Clarence River. Goodwood is a drive-on island accessed by a concrete bridge over North Arm.

The property has over 6kms of pristine waterfront on the Clarence River and North Arm. It is considered good cattle grazing land, and is predominantly light sandy loam.

There are two existing comfortable 2-bedroom dwellings that have been fully renovated and are in excellent condition and ready for you to move in. The western dwelling also has an external disabled ramp and external bathroom. A gazebo and entertaining area with an elevated dining platform has been constructed between the houses, and this includes a magnificent sandstone BBQ. Both dwellings and the entertainment area have stunning river views for you and your guests to enjoy. At this point, the river is approx 1km wide

An open sided building adjacent to the gazebo has been created for outdoor dining under the fig, tuckeroo and hoop pine trees. Both the wooden deck gazebo and this area have down lights and provide spectacular daytime and evening dining.

The gardens surrounding the dwellings are fully fenced with dog proof mesh netting for your peace of mind and are planted with mainly native flowering plants and bushes. The gardens and extensive lawns are easily maintained. The gardens provide amazing wildlife habitat where you can enjoy the sound and antics of the many varieties of the plentiful birdlife.

Adjacent to the Colorbond shed is another entertaining area with a large craftsman built sandstone wood-fired barbecue. The BBQ plates of large circular saw blades will enable you to cook some of the best barbeques you have ever tasted! No need to worry about gas bottles running out on this BBQ, as it is fired by timber found lying around the paddocks.

A lock-up metal Colorbond shed is located adjacent to the gazebo. Two sheds for the storage of motor vehicles or equipment are located within the fenced off garden area.

The services connected are mains electricity, town water, phone, garbage & recycling service and the school bus only 2kms away all adding to your convenience.

There are two wildlife ponds on the property and these provide good water storage for cattle.

A network of well-drained dirt roads exists throughout the property enabling access to the whole development.

Being on an island, the property is surrounded by tidal waterways and sandy beaches. On the southern boundary is the Clarence River with a deep water shipping channel. On the eastern and northern boundary is North Arm, which forms part of the Clarence estuary. Across North Arm to the north is the Bundjalung National Park.

In 1999 development consent was granted by the then Maclean Shire Council for an Ecotourism Facility to be constructed on the land.

This consent was activated by a survey of the land for the ecotourism resort, so is still current. Consent for this Ecotourism facility comprises:-

50 self-contained cabins (19 x 1 bedroom & 31 x 2 bedroom), 2 x 16 bed dormitories, Pool, 2 existing dwellings, hot houses, tennis courts, bird watching towers, waterfront restaurant/café (60 seats).

A private boat ramp provides access to the river for launching boats. This is immediately opposite the two cottages. A wooden ramp also exists where sailing canoes can be launched. The surrounding waterways are well-established fishing grounds for recreational and commercial fishing. River trawlers ply the waters for school prawns.

An area of level ground approx 800 metres long on the property is suitable for use as an airstrip.

Portable metal stockyards with race, crush and loading ramp are located in the south west corner of the property. The yards have good access to Goodwood Island Road for ease of cattle transport to and from the property.

From the property, it is 12kms to the Pacific Highway at the Iluka turnoff just north of the Mororo Bridge, 22kms to Iluka, 28kms to Maclean and 32kms to Yamba. But just minutes by boat!

The land is zoned RU2 – rural landscape and E2 – environment protection under the new CVC LEP.
