LOCATED only two blocks from the Grafton CBD, this substantial historic home has a long list of features including: 7 bedrooms, 4 bathrooms, 4 offices/studies, an in-ground pool, large outdoor barbecue area, 5.4kw solar power (20 panels), horseshoe driveway and a rockery/fish pond complete with waterfall.
Built about 1905, The Rosary stands proud as a home of distinction while offering all the conveniences of modern living.
As was the fashion when the home was built, several of the bedrooms have their own elegant fireplaces. All bedrooms have fans.
The roof and internal walls are insulated to reduce heat, cold and noise. Two of the bedrooms have en suites and one even has its own kitchenette.
The owner tells us the home has never flooded in its 108 year history and the clean sub-floor appears to back up this claim.
Other inclusions with the sale are 3 air conditioners, a fish pond, a greenhouse and a carport.
The size, location and grandeur of this property would make it ideal for a professional practice.
The owners have their eyes on a downsize so let the conversation begin.
THE BED AND BREAKFAST
The current owner operates a well-established BandB at The Rosary with clients booking year to year for events such as The Grafton Races and the Jacaranda Festival. Check out the guestbook comment at The Rosary’s homepage (rosarygrafton.com.au) to gauge the quality experienced by guests. Guests have also given the BandB a five-star rating on several other independent travel websites.
The owner tells us business is operating steadily which suits him, but could easily be improved with a bit of marketing.
THE HISTORY
The Rosary is a genuine 1905 heritage building, acknowledged as having state significance by the NSW Heritage Council. Check out the listing on the NSW State Heritage Register here: http://ow.ly/kXmnp
It is listed in Grafton and Clarence River District Booklet (1931) as one of Grafton’s fine homes. The house was built by well-known local builders The Strauss Brothers and was owned by the Hockey family which operated a local shoe and leather factory. The property previously occupied the four neighbouring lots and was named the rosary because of the 1000+ rose bushes that adorned the small acreage. It is well-documented that George Hockey would make a gift of roses to brides celebrating their special day and would open his garden to the public twice per year to raise money for charity.
