With family calling me back over the border and a property well and truly in my sights it’s time to sell my cosy cottage on a subdivideable block and move on. Basically I want it sold yesterday and will listen to all genuine offers.

My two bedroom home with sleepout has been well maintained, freshly painted and will suit a couple of different kinds of buyer. I reckon it would a great first home for someone and the end sale price will reflect its affordability. But because I have a half acre of land, it’s fully serviced and has a wide street frontage the ability to subdivide the property seems to be very easy, either now or in the future. So that the first home buyer has the opportunity to secure a land bank for the future but a developer will see the value in doing the subdivision now (STCA) and have a tenant in place to offset holding costs. The kitchen has been upgraded and the bathroom as well. In the spacious living area air conditioning is in place for Summer and a firebox for Winter for all year round comfort.

Regardless who buys my home there are a couple of things that I do know:

1. Is that they will be very comfortable as I have been. and
2. That I am prepared to meet the market and that the purchaser will get good value for their money.

This property is well worth investigating.
