An outstanding heavy basalt property set in the heart of Porters Retreat in the Oberon area. This area is renowned for its heavy livestock carrying capacity, high rainfall & mountain climate. Situated on the New Tablelands Way, "Garrynian" is one of the original grants, being the number one lot, taken up by Dr Joan Harris’s family in the early 1850′s. The present day owner Mr Leo Grady, whose family also settled in the area in the 1840′s, acquired "Garrynian" from the Harrris family over 40 years ago in 1965.

From the very first week the Grady family purchased the property, work commenced on transforming it into the signature property that it is today. The pasture & superphosphate history needs to be seen to be believed, with 45 tonne of super applied each year for the last 43 years. This all shows in the excellent development of heavy pharlis, rye clovers along with 50 acres of autumn oats, plus pasture which is all outstanding.

Water like the pasture & the terrain is a feature with spring fed dams in all the paddocks. The very permanent Little River ambles through the property with its clear mountain water being home for trout & platypus. Numerous springs and water courses rise up through the farm forming a very permanent mountain stream.

The property is mostly fenced with netting & is made up of 20 large paddocks & two holding paddocks. The paddocks have been sensibly cleared over the years leaving forests of Black Sally trees & large Wooly Butt trees which are native to the area & are only found in the high basalt country of Oberon.

Over the last 43 years the Grady family has been fattening export bullocks for the Japanese markets and in the early years running 2000 head of first cross ewes & lambs which on a regular basis topped both the Homebush & Bathurst markets. At present the property is carrying approximately 350 head of cattle.

The facilities on the property for livestock management are excellent and include large timber cattle yards with a crush and all weather loading access, 70 x 30 steel framed machinery
shed with concrete floor & a large 70 x 49
shearing shed capable of holding up to 800 sheep. All the improvements are in good condition and are easily accessible. "Garrynian" also hosts a 1950′s three bedroom concrete & ash cottage with 9′ ceilings, spacious living areas, large kitchen and all the usual amenities. The cottage is set in a private location with fruit trees as a backdrop, and with some TLC the cottage could easily be restored to its original best.

The property name "Garrynian" is named after the parish it represents & is undoubtedly one of the best pastured all round holdings to be offered for sale in the Oberon shire. The property is very well balanced being able to run both cattle & sheep and is at present, primarily running cattle to a very high standard. Another feature would be the approved 4 lot subdivision with a building entitlement on each of the lots."Garrynian" is reluctantly being offered for sale by the Grady family due to the down size of their pastoral interests & to free up time to pursue other interests.
