Approximately 13.5 hectares situated 6 kilometres from Mudgee of which approximately 6 hectares is planted to export quality cherry varieties.

The remaining 7.6 hectares (approx) is cleared and 100% arable.

There is an approved building permit and a great position to build on.

Water is supplied from two licensed irrigation bores, the total allocation of which is 59 megalitres.

The 6 hectares (approx) of cherries consists of approximately 4800 trees, 1200 samba variety and 3600 simone variety.

The vendors will enter into a 15 year lease back of the cherry orchard. The lease would also include use of approximately 75% of the available irrigation entitlement.

Remuneration for the lease would be $22,000 p.a. including GST paid quarterly in advance, commencing on 1 January 2010.

The lease will be subject to annual CPI increases and during the term of the lease the purchaser will be entitled to the yield derived from 10 trees during for home consumption.

The vendors will be responsible for all facets of orchard management and all expenses incurred as a result thereof for the term of the lease.

At the expiry of the lease the purchasers will gain the benefit of the developed orchard.

It is envisaged that cherries produced on this orchard will continue to find favour in counter seasonal export markets.

The purchaser will receive associate membership of the “Australian Cherry Alliance” for the duration of the lease period.
