Area:
Approximately 1,120 hectares developed irrigation.

Location:
“Marebone” is located approximately 45 kilometres north of Warren, off the Quambone Road.

Soils and Topography:
The country is generally all level red to chocolate good quality loamy soils, with some heavier coolibah country, typical of the area.

Land Classification:
Approximately 1,120 hectares is developed for flood irrigation in 14 fields.
Approximately 385 hectares of cultivation and support land taken up by road, dam, channels etc.
Approximately 156 hectares levelled not watered.

Rainfall:
Approximately 425mm per annum.

Water Supply:
Spray water comprises bore/tank.

Fencing:
Fencing is not so significant on what is basically an irrigation property. However, the road and boundaries are well fenced where required.

The grazing areas are well fenced out and not part of the subject land.

Irrigation Improvements

Irrigation Development:
The development appears to be all of a good standard and was originally designed by Bob Hetrick.

The fields are generally of regular shape and have approximately 600 metre runs. The general slope of the land is 1:1500.

The main water supply comes from Macquarie River via the Marebone Regulator in a north easterly direction to the Marebone Regulator No. 2.

Just north of this, it goes through a cutting to the lift pumps at the main storage.

The main supply channel is fairly substantial in construction and has a capacity of about 300 megalitres per day.

The design layout is very simple and straight forward. This would appear to be a feature of the development.

All fields have a tailwater return to the water storage – see plan for details.

All supply channels are large and appear well constructed.

The two pump installations are substantial and suit the development well.

My comments regarding the irrigation development are from my observations only and if more expert comments are needed, a report from a fully qualified irrigation engineer should be obtained.

Irrigation Licences:
“Marebone” has attached to it, 5 x 1,296 megalitre irrigation licences.

This gives the property a total water capacity of 6,480 megalitres per annum at 100%.

I do note that the Macquarie normally has a very stable history of allocations in excess of 100%

Water Storage:
Two large storage cells.

Pumps & Motors

Main Pump 1:
This installation is a lift pump and will also handle tailwater.
It comprises a 26″ Chinese pump equipped with 12 cylinder Deutz motor.

Pump 2:
It comprises a 26″ Chinese pump equipped with 12 cylinder Deutz motor.

Pump 3:
It also includes a 20″ Chinese pump equipped with a 6 cylinder Duetz diesel motor.

Structural Improvements
3 bedroom weathertex structure in good order, fully air conditioned.
Set in fenced yard with lawn, trees, gardens and garage.
