“RAVENSWORTH”, HAY NSW

AREA:
20,501 hectares

LOCATION:
The property is located between 50-75 kilometres to the west of Hay, on the Sturt Highway.

SOILS AND TOPOGRAPHY:
The main “Ravensworth” holding comprises open plain land with original vegetation being saltbush and native grasses, interspersed with waterways and lakes. The soils are a friable self mulching cracking clay well suited to agriculture. The lake areas and waterways are a heavier deep grey clay soils.

The soils on “Ravensworth” are considered to be wholly arable with the only areas not suited to development being waterways.

The “Ravensworth” Aggregation is the largest developed irrigation holding in the district with approximately 8,230 hectares developed to furrow irrigation. This area includes 180 hectares developed to linear move irrigation with the balance developed into laser levelled fields with head ditches and tailwater channels.

“RAVENSWORTH WEST”
Soils are of a friable grey/brown/chocolate self mulching clay loam. Lands were originally open treeless saltbush plains.

“RAVENSWORTH EAST”
All near level brown/chocolate open ex saltbush plain country which has been almost fully developed to irrigation.

FEEDLOT IMPROVEMENTS:

The “Ravensworth” Feedlot is a first class facility and would be regarded as amongst the best feedlots within Australia. The feedlot was originally constructed in 1996 and extensive works for Stage 2, including water and drainage works, have been undertaken. The feedlot was originally constructed by Bankers Trust (Ravensworth Beef) who also held Queensland and Northern Territory Pastoral Company.

The feedlot comprises top of industry standard infrastructure including a large induction and dispatch area, that is equipped to handle up to 60,000 head and is made up to two good quality processing sheds, which are almost fully automated and under cover, 14 holding pens associated with these processing sheds, three large and six small intake and dispatch pens, race, concrete load-in area and double decker loading ramp, large bitumen apron enabling easy truck movement. This area also has a weighbridge, concrete anti-skid pathways throughout, overhead sprinklers throughout, spray race with underside and overhead jets and easy access gates throughout. The feedlot pens are located to the west of this area and comprise six runs in three groupings of back to back pens which typically have 5 metre concrete apron adjoining a concrete feed bunker, which adjoins bitumen feed roads. The pens vary in capacity (as detailed in more depth later), concrete laneway and drainage areas, water troughs and overhead lateral move sprinkler system covering all pens. The pens appear to be well drained and well maintained.

Water is supplied from the river via a high security licence with a capacity of 1,600 megalitres and stored in two holding ground tanks, each with a capacity of 5 megalitres, located to the south of the induction area.

A stables complex and commodity shed is located to the north of the receivals area, along with a number of silos and three silage bunkers and three ground bunkers.

“LAKE MARIMLEY”, BALRANALD NSW

AREA:
20,414 hectares.

LOCATION:
The property is located 30 kilometres to the north of Balranald.

SOILS AND TOPOGRAPHY:
The “Lake Marimley” Aggregation has diverse soil types and varies from moderate to heavily timbered floodable grazing lands adjacent to the river, which are covered with open to heavier original river gum trees and gum suckers. On the boundaries of these gum forest areas an old levee bank, known as the Paika levee bank, was constructed many years ago to prevent periodic flooding onto grazing lands adjacent to the flood plains. In more recent times a Water Commission Channel from Redbank Weir provides irrigation water for flooding of these red gum forest areas. There are approximately 6,467 hectares of floodable red gum forest areas which will run cows and calves, as well as sustain a periodic commercial timber operation. Irrigation water for the subject property is able to be transported via this channel then able to be diverted into “Lake Marimley” and “Jindeena”.

“Tori”, which was acquired in 2002, is located to the north of the irrigation channel and between the severed portions of “Lake Marimley”. The country on this parcel comprises predominantly flood river red gum country in the eastern sectors along the Murrumbidgee River frontage through to elevated red mallee loam towards the northern end. Approximately 360 hectares of this area is cleared to cultivation, with the balance being predominantly naturally timbered semi-open grazing country.

On the subject Aggregation there are four lakes, which are now utilised for irrigation, being known as “Tori” at the northern end, “Ganaway” being the largest lake, “Nowie” and “Horseshoe”. Horseshoe Lake covers both the “Lake Marimley” and “Jindeena” parcels. Grazing lands in between the old lake beds are mostly open red Mallee soil country with some box timber, particularly around the lake verges, with saltbush and bluebush as major foliage. There are areas of dryland cultivation interspersed throughout the lake areas.
