‘Strabanne’ is the official site for the Wandsworth rainfall recording and the long term average annual rainfall is 832mm or 33.25 inches.

Carrying Capacity and Soil Type
The current owners have consistently run 70 to 80 feeder steers.
There are 4 internal paddocks.
Predominantly basalt soil type with heavy black soil on the creek flats.

Terrain and Fertiliser History
Estimated to be 95% arable land that is flat to gently undulating. The property has a long superphosphate history. The land is very fertile and would lend itself favourably to cultivation, haymaking or the development of high performance pastures.

Water
Water is a real feature of the property with excellent frontage to the reliable Limestone Creek. Water from the creek is pumped to a 5,000 gal. tank and utilised for stock and domestic purposes. In addition there are 4 stock watering dams.

‘Strabanne’ is located in the Wandsworth village across the road from the community centre and tennis courts where tennis is played weekly and several community functions are held throughout the year.
