“Euraba”, GARAH
AREA: Approximately 1,823 hectares
LOCATION: “Euraba” is located approximately 11 km south of the village of Boomi and approximately 85 km north west of Moree and is 83 km to Goondiwindi silos.
ACCESS: The access to the property is good by local standards having frontage to the Moree/Boomi Road.
Access around the farm is by formed farm track.
There is also good access to the Goondiwindi Road, which is used to deliver harvest to Goondiwindi.
SOILS AND TOPOGRAPHY: Landform is generally level.
The country comprises mainly all good black coolibah and belah soils interspersed with the odd red/brown box ridge. The country tends to be browner to the north.
Original timber was mainly coolibah on the black soil with the odd belah, sandalwood, wilga and boonery.
Approximately 30 cows/calves can be run in conjunction with the cultivation.
SERVICES: Services include rural power, STD telephone lines, mail three times weekly, primary school available at Boomi & Garah, with secondary schools available at Moree, grain handling facilities at Garah (30 km).
RAINFALL: Approximately 500 mm per annum
WATER SUPPLY: Domestic water is supplied from significant rainwater tanks on the house and sheds and from the river via a small licence. (4.5 ha Whalan Creek Licence – 32 mm pump).
The property is also connected to the capped and piped Boronga East bore scheme. There is at least one riser in every paddock and tanks and troughs.
FLOODING: The majority of the property is generally subject to inundation to some degree in times of large flood events. Flooding is generally considered to be more beneficial than detrimental.
FENCING: The property is mostly well fenced on the boundaries with part of the northern boundary needing attention. Large scale cultivation does not require too much internal fencing but the grazing area is well fenced off. There was no stock on the property at the date of inspection. The fencing construction is mainly steel posts with timber strainers and with 5/6 wires.
STRUCTURAL IMPROVEMENTS:
Homestead – This is a substantial older style structure of weatherboard construction with galvanised iron roof. It was built about late 1930s but has new adjustable steel piers. It could generally be described as in very good condition inside and out. It has been well maintained over recent years. There is ducted evaporative air conditioning throughout and a split system unit.
Accommodation comprises 3 bedrooms, modern kitchen, dining, office, lounge, 2 bathrooms, laundry and verandah areas.
