Towri comprises 4000 acres (1618 ha) of gently undulating, well drained granite and trap grazing country 10kms from Kingstown, 25 kms from Uralla and 50 kms from Armidale.

The property is estimated to have in excess of 1000 acres of land suitable for cultivation. The land has been selectively cleared, leaving good stands of timber for shade and shelter belts. Timber varieties include: Eucalypt and Apple Box with some banksia and Kurrajong.

Pastures include Wooly Pod Vetch, Sub-clover, white clover and bladder clover along with native grasses. The potential exists for pasture development which could increase the propertys productiveness.

Most of the fencing is in very good order including the boundary fences. Further fencing has commenced. The property has been divided into 30 paddocks (all have dams). A central laneway facilitates the easy movement of livestock to and from the cattle yards.

The property has been destocked for several months after having been accessed by a number of neighbours for agistment in recent years. The owner estimates that the propertys carrying capacity is approximately 500 breeders or 10,000 DSE.

Water is a significant feature of the property with dams in each of the paddocks most of these dams are spring fed. Purlieu Creek crosses the property – although this is not a permanent creek, it does have a number of large water holes, one of which has not been known to dry out. It is from here that water is pumped to a 25,000 gal tank via a windmill before being reticulated into several cup & saucer tanks for stock use. The annual rainfall is 700mm.

Services to the property include mail, school bus, mobile phone and internet. The nearby village of Kingstown has a primary school and general store along with a popular cellar door/restaurant facility.
