By 2031, the central business district (CBD) and adjacent inner city suburbs, will need to accommodate an additional 130,000 jobs, which will be a key driver of dwelling demand1. Brisbane is forecast to grow faster than any other mature world city over the next eight years, according to an international study compiled by market analysts Jones Lang LaSalle2. Residential market confidence continues to improve with the annual number of loans for owner occupation to September 2013 having increased by 23% compared to September 2012. Data for the year ended September 2013 also saw an 11%3 increase in the annual value of residential investment loans attributed to tight rental markets, state government grants for home builders, a relative lack of new homes being built and low interest rates.
For the June quarter 2013, Brisbane ranked as the third most affordable apartment market in Australia. Quarterly data obtained from the Real Estate Institute of Australia shows that, with a median value of $371,000 Brisbane apartments are currently $77,000 cheaper than the Australian average, and considerably less than Sydney and Melbourne values4. Given the strong economic and population growth forecasts for Brisbane it is likely that median values will rise in line with increasing demand. According to the latest data provided by the Real Estate Institute of Australia, Brisbanes average annual return over the past ten years (11.9%) has outperformed returns achieved in both Sydney (7.4%) and Melbourne (8.9%)5.
